Compliance with Legal/Insurance Requirements, Etc. Subject to the provisions of Article 8 and Section 5.1.3(b), Tenant, at its sole expense, shall (i) comply with all material Legal Requirements and Insurance Requirements in respect of the use, operation, maintenance, repair, alteration and restoration of the Leased Property and with the terms and conditions of the Ground Lease and/or any sublease affecting the Leased Property, (ii) perform all obligations of the landlord under any sublease affecting the Leased Property and (iii) procure, maintain and comply with all material licenses, and other authorizations and agreements required for any use of the Leased Property and Tenant's Personal Property, if any, then being made, and for the proper erection, installation, operation and maintenance of the Leased Property or any part thereof.
