Conditions Applicable to Substantial Completion. Substantial Completion is the stage in the progress of the Work when the Project Architect has determined that the Work or designated portion thereof is sufficiently complete and in working order in accordance with the Contract Documents, including but not limited to the following: 1. All project systems included in the Work or designated portion thereof have been successfully tested and are fully operational, and factory startup of equipment has been completed. 2. All required governmental inspections and certifications required of the Work have been made, approved, posted, and copies are on file with the Owner with AIA forms if required. 3. Designated initial training instruction of Owner’s personnel in the operation of the project systems has been completed. 4. All the required finishes set out in the Construction Documents are in place. 5. The only remaining Work shall be minor in nature so that Owner can occupy the work or the applicable portion of the Work for all of its intended purposes on that date.
