Common use of CONSTRUCTION OF THE PROJECT/ APARTMENT Clause in Contracts

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilities, amenities and specifications, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E above, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor planplans, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation West Bengal Building Rules and any other rules as prescribed by the State Government and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the WBHIRA Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 1993 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-bye laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such the plans beyond those contemplated in clause E aboveof Project, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules (Building) Rules, 2007 [Please insert the relevant State laws] and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Xxxxxx Xxxxxxx Xxxxx Xxxxx Xxxxx, 0000, Xxxxxx Development Plan, 2021 and MP Municipal Corporation Building Rules Act, 1956 and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities as mentioned in different Schedule [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Dum Dum Municipality and provisions prescribed by the municipal law and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules facilities, annexed to this Agreement] , which has have been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR floor area ratio and density norms and provisions prescribed by Applicable Laws in the Kolkata Municipal Corporation Building Rules State of West Bengal, and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 1993 and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Actthis Agreement , and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Plot and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Madhya Pradesh Town and Country Planning Xxx 0000 and M.P. Bhumi Vikas Adhiniyam 2012, and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities amenities, and facilities of the Designated Apartment [Apartment] and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the New Kolkata Municipal Corporation Building Rules Development Authority (NKDA) The New Town Kolkata (Building) Rules, 2009 and shall not have an option to make any variation/alteration/variation / alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Apartment Ownership Act, 1972 and shall not have an option to make any variation/alteration/modification alteration /modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment [Apartment/Plot] and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] ) which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Panchayat (Gram Panchayat Administration) Rules, 2004 as amended time to time and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E above, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment [Dream Palace ] and accepted the The floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules (Building) Rules, 2007 [Please insert the relevant State laws] and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation West Bengal Building Rules Rule and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Actlaw, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee Allottee(s) has seen the proposed layout plan, specifications, amenities and facilities specifications of the Designated Apartment [Apartment] and accepted the Payment Plan, floor planplans, payment plan and the specifications, amenities and facilities layout plans [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilities, amenities and specifications, subject specifications (Schedule ‘D’ ). Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the The Kolkata Municipal Corporation Building Rules Corporation, and shall not have an option to make any variation/alteration/modification variation /alteration /modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Xxxxxx Xxxxxxx Xxxxx Xxxxx Xxxxx, 0000, Xxxxxx Development Plan 2021 and MP Municipal Corporation Building Rules Act, 1956 and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ UNIT and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Apartment ownership Act 1972 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated said Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to attached along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation The Burdwan Municipality Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveor modified plan, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of this Agreement. Provided that noting herein contained shall derogate or prejudice or effect the AgreementPromoters rights and entitles with regard to the matter connected to the plan and the addition/alteration thereof as contained in 1.6 herein above.

The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules (Building) Rules, 2007 [Please insert the relevant State laws] and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-lawsbye‐laws, FAR FAR, and density norms and provisions prescribed by the Kolkata (Formerly Rajarht-Gopalpur Municipality) presently Bidhannagar Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of facilitiesof the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and & the specifications, specification,amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by approvedby the competent authority, as represented by the PromoterVendor. The Promoter Vendor shall develop the developthe Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to Vendor undertakesto strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Vendor shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the Payment Plan, floor planplans, payment plan layout plans and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authorityAuthority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR Floor Area Ratio (FAR) and density norms and provisions prescribed by the Kolkata Municipal Corporation Puducherry Building Rules Bye-Laws and Zoning Regulations, 2012 and as amended from time to time and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the PromoterDeveloper. The Promoter Developer shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter Developer undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata The West Bengal Municipal Corporation Building Rules Act, 1993 and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Developer shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout planPlan, specificationsSpecifications, amenities and facilities of the Designated Apartment and accepted the floor planPlan, payment plan Plan and the specificationsSpecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authorityAuthority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plansPlans, floor plans Plans and Specifications, amenities and facilities, amenities and specifications, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans Plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR F.A.R. and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules “Real Estate (Regulation & Development) Act, 2016” and shall not have an option to make any variation/alteration/alteration/ modification in such plans beyond those contemplated in clause E abovePlans, other than in the manner provided under the Act, Act and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities as mentioned in different Schedule [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata (Rajarhat Gopalpur Municipality Formerly), Presently Bidhannagar Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Allotted Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] (stated in Part – I and Part – II of the Third Schedule hereunder written) which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plansplan, floor plans plan and facilitiesspecifications, amenities and specifications, facilities subject to the terms in this Agreement, the . The Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under this Agreement and the Act, Act and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to attached along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata The West Bengal Municipal Corporation Building Rules Act 1993 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Rajpur – Sonarpur Municipality and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Xxxxxxxxx Xxx, 0000 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has Allottee/s has/have seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Xxx Xxxx Xxxxxx Xxxxxxxxx Xxx, 0000 [Xxxx Xxx. Act XXII of 1993 ] and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation This Act may be called the West Bengal Building Rules (Regulation of Promotion of Construction and Transfer by Promoters) Act, 1993 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities facili- ties of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] which has been approved by the competent authority, as represented by the PromoterPro- moter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilities, amenities and specifications, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Build- ing Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the this Agreement and the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-bye- laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules WEST BENGAL HOUSING INDUSTIRES AND REGULATIONS ACT, 2017 (HIRA) and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen and accepted the proposed layout plan, plan of the Apartment and floor plan of the Unit as also shown in Annexure-B to the Agreement and specifications, amenities and facilities of the Designated Apartment Apartment/Project as mentioned in the SCHEDULE-4 hereto and have accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] same which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Act, 1980 and shall not have an option to make any variation/alteration/modification variation /alteration /modification in such plans beyond those contemplated in clause E above, or other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated [Nolini Apartment ] and accepted the The floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-bye- laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules (Building) Rules, 2007 [Please insert the relevant State laws] and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreementmore fully described in the Schedule hereunder] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Bye-Laws and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment [Apartment/ flat/shop/garage/commercial space] and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Housing Industry Regulation Act, 2017 ( West Bengal Act. XLI of 2017) and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-bye- laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Act and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor thefloor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules persisting State Laws in West Bengal i.e. Xxx Xxxxxxxxx Xxxxxxxxx Xxx, 0000 and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the this Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal (Please insert the relevant State Laws) and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment [Apartment/Plot] and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans plan approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules and Act, 1993, West Bengal Municipal (Building) Rules, 1996 shall not have an option to make any variation/alteration/variation / alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement. 7.1 Schedule for possession of the said [Apartment/Plot].-

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also do strictly abide by the bye-bye- laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules HOWRAH MUNICIPAL CORPORATION (H.M.C.) and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Xxxxxx Xxxxxxx Xxxxx Xxxxx Xxxxx, 0000, Xxxxxx Development Plan, 2021 and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Xxxxxxxxx Xxx, 0000 and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Actthis Agreement, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Housing Industry Regulation Act, 2017 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules (Please insert the relevant State Laws) and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities specifications of the Designated Apartment Unit and accepted the floor planPayment Plan, payment plan and the specificationsplans, amenities and facilities layout plans [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Allottee has also understood that the building in which the Unit is situated forms part of the first phase of development. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilities, amenities and specifications, subject . Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules (Building) Rules, 2007 & The West Bengal Municipal Act 1993 and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under this Agreement and the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] SCHEDULE ‘D’ and SCHEDULE ‘E’ hereunder, which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Xxxxxxxxx Xxx, 0000 and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment [Apartment/Plot] and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Housing Industries Regulation Act ,2017 (West Bengal Act XLI of 2017) and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has Allottees have seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Flat and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has have been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules KOLKATA MUNICIPAL CORPORATION BUILDING RULE [Please insert the relevant State laws] and shall not have an option to make any variation/alteration/modification variation /alteration in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the me Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. 6.1 The Allottee has seen the proposed layout plan, specifications, amenities Amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification s, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecificati ons, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-lawsbye -laws, FAR and density norms and provisions prescribed prescri bed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 2006 [Please insert the relevant State laws] and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term t erm by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. 6.1. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [annexed along with this Agreement as per relevant Schedules to this Agreement] also the right title interest of the Developer and the Confirming Parties as also all other permissions which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Plot/Shop/Flat and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Madhya Pradesh Town and Country Planning Xxx 0000 and M.P. Bhumi Vikas Adhiniyam 2012, and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Madhya Pradesh Bhumi Vikas Niyam & Nagar Tahta Gram Nivesh Adhiniyam and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. (i) The Allottee has seen the proposed layout plan, specifications, amenities Amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 2006 [Please insert the relevant State laws] and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Bye-Laws and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout planplans, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan plan, and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesplans, specifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-bye- laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Act & West Bengal Municipal Building Rules Rule and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen and accepted the proposed layout plan, floor plan of the Apartment as also shown in Annexure-B to the Agreement and specifications, amenities and facilities of the Designated Apartment Apartment/Project as mentioned in the SCHEDULE-4 hereto and have accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] same which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Act, 1980 and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to (annexed along with this Agreement] ) which has been approved by the competent authority, as represented by the PromoterPromoter and/or Developer. The Promoter through the Developer shall develop the Project in accordance with the said layout plans, floor plans and specifications, ameniti es and facilities, amenities and specifications, subject to the terms in this Agreement, Agreement the Promoter undertakes and/or the Developer undertake to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, Act and breach of this term by the Developer and/or Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment said unit/apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Xxxxxxxxx Xxx, 0000 read with West Bengal Municipal Corporation Building Rules Rules, 2007 and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Actsaid Act and Rules, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee ALLOTTEE has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the PromoterOwner. The Promoter Owner shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter Owner undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-bye- laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation West Bengal Building Rules Rule and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Actlaw, and breach of this term by the Promoter Owner shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee Allottee/Purchaser has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to stated in this Agreement] Agreement which has been approved by the competent authority, as represented by the Vendors/Owners/Promoter/Developer. The Promoter Promoter/ Developer shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 2006 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Promoter/Developer shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee Allottee/Purchaser has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to stated in this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter/Developer. The Promoter Promoter/Developer shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 2006 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Promoter/Developer shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has Allottee(s) has/have seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to this Agreement] mentioned in the Schedule which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities as mentioned in different Schedule [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules South Dum Dum Municipality and provisions prescribed by the municipal law and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout planplans, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan plan, and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesplans, specifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Act & West Bengal Municipal Building Rules Rule and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee Allottees has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules “REAL ESTATE (REGULATION & DEVELOPMENT) ACT, 2016” and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated said Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to attached along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata The West Bengal Municipal Corporation Building Rules Act 1993 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, or modified plan other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to (annexed along with this Agreement] ) which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Bidhannagar Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/alteration modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act., and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter/Developer. The Promoter Promoter/Developer shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter Promoter/Developer undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act, 1993 and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter tie Promoter/Developer shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to this Agreement] mentioned in the Schedule which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata (Formerly Rajarhat-Gopalpur Municipality) presently Bidhannagar Municipal Corporation Building Rules and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment [Apartment/Plot] and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Town and Country Planning Indore [Please insert the relevant State laws]and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated (Apartment / Plot) and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to (annexed along with this Agreement] ) which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Corporation, Kolkata (please insert the relevant State laws) and shall not have an option to make any variation/variation / alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Flat and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to this Agreement] mentioned in the Scheedule which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata (Formerly Rajarht-Gopalpur Municipality) presently Bidhannagar Municipal Corporation Building Rules and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Xxxxxxxxx Xxxxxxxxxxx Xxx, 0000 and Kolkata Municipal Corporation Building Rules Rules, 2009 and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Allotted Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] (stated in Part – I and Part – II of the Third Schedule hereunder written) which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plansplan, floor plans and facilitiesplan, specifications, amenities and specifications, facilities subject to the terms in this Agreement, the . The Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under this Agreement and the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Flat and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules Madhya Pradesh Town and Country Planning Xxx 0000 and M.P. Bhumi Vikas Adhiniyam 2012, and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated [Apartment / Plot] and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecification, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-lawsbyelaws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules _Himachal Pardesh RERA Laws [Please insert the relevant State laws] and shall not have an option to make any variation/alteration/variation / alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and the breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Bengal Municipal Corporation Building Rules Rules, 2007 and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has Allottee(s) has/have seen the sanctioned plan which has been approved by Kolkata Municipal Corporation, as represented by the Promoter, proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the said sanctioned plan, floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] which has been approved by the competent authority, as represented by the Promotermentioned herein. The Promoter shall develop the Project in accordance with the said sanctioned plan, layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans which shall be approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules such authorities and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than as agreed upon or in the manner provided under the Actapplicable laws, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities amenities, and facilities of the Designated Apartment [Apartment] and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules South 24 Parganas Zilla Parisad, West Bengal General Bye-Law, 2014 and shall not have an option to make any variation/alteration/variation / alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of facilitiesof the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and & the specifications, specification,amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the PromoterVendor. The Promoter Vendor shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter Vendor undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Vendor shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and density norms FAR, and provisions prescribed by the Kolkata Municipal Corporation Rajpur Sonarpur Municipality Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and density norms FAR, and provisions prescribed by the Kolkata Municipal Corporation Rajpur-Sonarpur Municipality Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Xxxxxxxxx Xxx, 0000 and shall not have an option to make any variation/alterationvariation /alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Actthis Agreement , and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilities, amenities and specifications, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR (Floor Area Ratio) and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under this Agreement and the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Flat and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules KOLKATA MUNICIPAL CORPORATION BUILDING RULE [Please insert the relevant State laws] and shall not have an option to make any variation/alteration/modification variation /alteration in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the me Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata [The West Bengal Municipal Corporation Building Rules (Building) Rules, 2007 Please insert the relevant State laws (Kindly Confirm the same)] and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of facilitiesof the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and & the specifications, specification,amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by approvedby the competent authority, as represented by the PromoterVendor. The Promoter Vendor shall develop the developthe Project in accordance with the said layout plans, floor plans and specifications, amenitiesand facilities, amenities and specifications, subject Subject to the terms in this Agreement, the Promoter undertakes to Vendor undertakesto strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Vendor shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of facilitiesof the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and & the specifications, specification,amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by approvedby the competent authority, as represented by the PromoterVendor. The Promoter Vendor shall develop the developthe Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms theterms in this Agreement, the Promoter undertakes to Vendorundertakesto strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter Vendor shall constitute a material breach of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and amenities, facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and specifications, amenities, facilities, amenities and specifications, subject to the terms in of this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and FAR, density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules West Bengal Housing Regulatory Act, 2017 and shall not have an any option to make any variation/alteration/modification in such plans beyond those contemplated in clause E aboveplan, other than in the manner provided under in the Act, and breach breech of this term by the Promoter shall constitute a material breach breech of the this Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee Allottee/s has seen the proposed layout plan, specifications, amenities and facilities specifications of the Designated Apartment and accepted the Payment Plan, floor planplans, payment plan and the specifications, amenities and facilities layout plans [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Vendor/Promoter. The Vendor/Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilities, amenities and specifications, subject . Subject to the terms in this Agreement, the Vendor/Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act and shall not have an option to make any variation/alteration/modification variation /alteration /modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Vendor/Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has Allottee/s has/have seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specifications, subject facilities. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata The West Bengal Municipal Corporation Building Rules Act, 1993 [Xxxx Xxx. Act XXII of 1993 ] and shall not have an option to make any variation/alteration/variation /alteration / modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment and accepted accept the floor plan, payment plan and the specifications, amenities and facilities [as per relevant Schedules to mentioned in this agreement this Agreement] ], which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR and density norms and provisions prescribed by the Kolkata West Bengal Municipal Corporation Building Rules Act/West Bengal Panchayat Act, and shall not have an option to make any variation/alteration/variation /alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the Agreement.

CONSTRUCTION OF THE PROJECT/ APARTMENT. The Allottee has seen the proposed layout plan, specifications, amenities and facilities of the Designated Apartment Apartment/ Plot and accepted the floor plan, payment plan and the specificationsspecification, amenities and facilities [as per relevant Schedules to annexed along with this Agreement] Agreement which has been approved by the competent authority, as represented by the Promoter. The Promoter shall develop the Project in accordance with the said layout plans, floor plans and facilitiesspecifications, amenities and specificationsfacilities, subject Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent Authorities authorities and shall also strictly abide by the bye-laws, FAR FAR, and density norms and provisions prescribed by the Kolkata Municipal Corporation Building Rules and shall not have an option to make any variation/alteration/variation/ alteration/ modification in such plans beyond those contemplated in clause E aboveplans, other than in the manner provided under the Act, and breach of this term by the Promoter shall constitute a material breach of the this Agreement.
