Definition of Landlord’s Work. As used herein, “Landlord’s Work” shall mean the work of constructing the Tenant Improvements and the construction of lab benches on the first floor of the Premises similar in nature to the lab benches located on the second floor of the Premises as of the date of this Lease and in the layout shown on Exhibit C-1, which construction of lab benches on the first floor shall be performed by Landlord at Landlord’s sole cost and expense as soon as reasonably possible following mutual execution of the Lease.

Definition of Landlord’s Work. Notwithstanding anything to the lab benches located on the second floor of the Premises as of the date of contrary contained in this Lease and in the layout shown on Exhibit C-1Work Letter, which construction of lab benches on the first floor Landlord shall be performed by Landlord cause, at Landlord’s sole cost and expense as soon as reasonably possible following mutual execution expense, the remediation prior to the Commencement Date, in a manner acceptable to Landlord in its sole and absolute discretion and otherwise in compliance with Legal Requirements, of Hazardous Materials discovered in the LeasePremises during the construction of Landlord’s Work requiring remediation.
