Common use of DEMISE OF LEASED PREMISES Clause in Contracts

DEMISE OF LEASED PREMISES. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord for Tenant's own use in the conduct of Tenant's business and not for purposes of speculating in real estate, for the Lease Term and upon the terms and subject to the conditions of this Lease, that certain interior space described in Article 1 as the Leased Premises, reserving and excepting to Landlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant's lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws governing the use of the Leased Premises and the Property, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises and Property, and (iv) all reasonable rules and regulations from time to time established by Landlord.

DEMISE OF LEASED PREMISES. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord for Tenant's ’s own use in the conduct of Tenant's ’s business and not for purposes of speculating in real estate, for the Lease Term and upon the terms and subject to the conditions of this Lease, that certain interior space described in Article 1 as the Leased Premises, reserving and excepting to Landlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant's ’s lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws and Restrictions governing the use or occupancy of the Leased Premises and the Property, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises and Property, and (iv) all reasonable rules and regulations from time to time established by Landlord.

DEMISE OF LEASED PREMISES. Tenant's lease sublease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws governing the use of the Leased Premises Premises, the Property, and the PropertyProject, (iii) all Private Restrictions, easements and other matters now or hereafter of public record and of which Tenant has been given written notice respecting the use of the Leased Premises Premises, the Property, and Propertythe Project, and (iv) all reasonable rules the Rules and regulations from time to time established by LandlordRegulations (as defined in Paragraph 4.

Tenant acknowledges that the area comprising the Leased Premises is as specified in Article 1 hereof and that such area shall not be reduced irrespectively of any subsequent recalculation of the area comprising the Leased Premises.

Tenant's ’s lease of the 99090796v.12 Leased Premises, together with the appurtenant right to use the Outside Common Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws and Restrictions governing the use or occupancy of the Leased Premises and the Property, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises and Property, and (iv) all reasonable rules and regulations from time to time established by Landlord. Notwithstanding any provision of this Lease to the contrary, Landlord hereby reserves to itself and its designees all rights of access, use and occupancy of the Building roof, and Tenant shall have no right of access, use or occupancy of the Building roof except as set forth in Paragraph 4.14 below.

DEMISE OF LEASED PREMISES. Landlord Sublandlord hereby leases to Tenant Subtenant and Tenant Subtenant hereby leases from Landlord for Tenant's own use in the conduct of Tenant's business and not for purposes of speculating in real estateSublandlord, for the Lease Sublease Term and upon the terms and subject to the conditions of this LeaseSublease, that certain interior space Leased Premises described in Article 1 as the Leased PremisesPremises in its “as is” and “with all faults” condition (it being understood that Subtenant has been occupying the Leased Premises pursuant to the Head Lease), reserving and excepting to Landlord Sublandlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant's Subtenant’s lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant Subtenant with (i) all the terms and conditions of this LeaseSublease, (ii) all Laws governing the use of the Leased Premises Premises, Outside Areas and the Property, (iii) all Private Restrictions, easements and other matters now of public record respecting the use of the Leased Premises Premises, Outside Areas and the Property, and (iv) all reasonable rules and regulations from time to time established by Head Landlord.

DEMISE OF LEASED PREMISES. Landlord hereby leases to Tenant Tenant, and Tenant hereby leases from Landlord for Tenant's own use in the conduct of Tenant's business and not for purposes of speculating in real estateLandlord, for the Lease Term and upon the terms and subject to the conditions of this Lease, that certain interior space described in Article 1 as the Leased Premises, reserving and excepting to Landlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant's lease of the Leased Premises, together with the appurtenant right to use the Outside Areas as described in Paragraph 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws governing the Leased Premises together with the non-exclusive right to the parking spaces described in paragraph 4.5 infra, and the non-exclusive right to use of the Common Area for ingress to and egress from the Leased Premises and the Property, (iii) all Private Restrictions, easements parking spaces above mentioned reserving and other matters now of public record respecting excepting to Landlord the use of exterior walls, the roof and the area beneath the Leased Premises, together with the right to install, maintain, use, and replace ducts, wires, conduits and pipes leading through the Leased Premises in locations which will not materially interfere with Tenaxx'x xse of the Leased Premises. Tenant's lease of the Leased Premises shall be subject to (i) all Laws, (ii) all existing Private Restrictions, easements, and Propertyother matters of public record, and (iviii) all the reasonable rules and regulations from time to time established promulgated by LandlordLandlord and now more particularly set forth in Exhibit C attached hereto and incorporated herein by this reference.

Landlord hereby leases to Tenant and Tenant hereby leases from Landlord for Tenant's own use in for the conduct of Tenant's business Permitted Use and not for purposes of speculating in real estate, for the Lease Term and upon the terms and subject to the conditions of this Lease, that certain interior space described in Article 1 as the Leased Premises, reserving and excepting to Landlord the right to fifty percent (50%) of all assignment consideration and excess rentals as provided in Article 7 below. Tenant's lease of the Leased Premises, together with the appurtenant right to use the Outside Common Areas as described in Paragraph Paragraphs 2.2 below, shall be conditioned upon and be subject to the continuing compliance by Tenant with (i) all the terms and conditions of this Lease, (ii) all Laws and Private Restrictions governing the use or occupancy of the Leased Premises and the Property, (iii) all Laws and Private RestrictionsRestrictions governing the operation of pollution control systems, waste collection and treatment systems, (iv) all easements and other matters now of public record respecting the use of the Leased Premises and Property, and (ivv) all reasonable rules and regulations from time to time established by Landlord.Landlord under Paragraph 4.11
