Description of Contemplated Improvements. In consideration of, and as a material inducement to, the District’s execution of this Ground Lease, the Tenant hereby agrees and shall be obligated, at Tenant’s sole cost, to finance, construct, and maintain the Improvements, as provided in Section 6.
