DESCRIPTION OF IMPROVEMENTS, MAINTAINANCE AND SERVICES. All District Manager and Subcontractor services shall be limited to maintenance, improvements, and activities authorized under the Assessment Engineer’s Report (Annual Report) for the Hillcrest Commercial Core Maintenance Assessment District. The Hillcrest Commercial Core Maintenance Assessment District, through the levy of special assessments, provides funding for ongoing maintenance, operation and servicing of landscaping, lighting, and other improvements or appurtenant facilities located within the public rights-of-ways and dedicated easements located within the District. Maintenance services will be provided by District Manager or its Subcontractors. The improvements maintained and services provided by the District are limited to and generally described in the Assessment Engineer’s Report (Annual Report) for the Hillcrest Commercial Core Maintenance Assessment District as follows: • Increased security services; • Debris and litter removal; • Enhanced litter containers; • Leaf sweeping and debris removal; • Steam cleaning of sidewalks; • Increased trash pick-up; • Tree trimming; • Operation of enhanced street lighting; • Special Projects – Acquisition of litter containers; • Administration/Corporate Operations/Outreach including; o District management o Overseeing of contract o Relations with City and Council office o Relations with property owners o Relations with the former Redevelopment Agency, and Community Planning Groups o Insurance o Legal and accounting management o Office related expenses

Contractor shall provide notice to contract administrator and obtain all necessary permits prior to conducting improvements to public facilities. 1. Landscape Plant and Shrub Maintenance (Medians & Sidewalks): District management o Overseeing Manager or its Subcontractors shall perform complete landscape maintenance of all contract o Relations with City areas identified in Section A of these Specifications (Contract Sites) including the following: irrigation, tree pruning, shaping and Council office o Relations with property owners o Relations with the former Redevelopment Agencytraining of trees, shrubs, and Community Planning Groups o Insurance o Legal groundcover plants; fertilization; litter control; weed control; control of all plant diseases and accounting management o Office related expensespests; edging; and renovation. District Manager shall not conduct any tree pruning but may provide all other maintenance required to maintain the Contract Sites included in the Annual Report in a safe, attractive and useable condition and to maintain the plant material in good condition with horticulturally acceptable growth and color.
