Common use of Documentation and Expenses Clause in Contracts

Documentation and Expenses. Each assignment or sublease shall be evidenced by an instrument made in such written form as is satisfactory to Landlord and executed by Tenant and the assignee or subtenant. In the event of an assignment, the assignee shall assume and promise to perform the terms, covenants and conditions of this Lease which are obligations of Tenant, from and after the date the Assignee takes possession. Unless expressly released by Landlord, in writing, Tenant shall remain fully liable to perform its duties under this Lease following any assignment of the Lease. Tenant shall, on demand of Landlord, reimburse Landlord for Landlord's reasonable costs, including attorneys' fees, incurred in obtaining advice and preparing documentation for each assignment or sublease, up to a maximum of $1,500 per transaction.
