Duration and Configuration of Zoning. The zoning of the Property Zoning Parcels established pursuant to this Agreement shall create permanent zoning classifications for the Property. The ordinance granting the zoning (unless changed by the City at the Owner’s request) shall remain in effect throughout the Term of this Agreement and thereafter until amended in the manner provided by law for the amendment of zoning classifications. Except for such amendment, such zoning shall not expire at any time or upon the happening of any event or the failure of any event to occur. The Parties hereby expressly agree that the exact boundaries of the Zoning Parcels may be modified upon proper application by Owner or Applicant without the necessity of amending this Agreement.
