Common use of Early Access by Tenant Clause in Contracts

Early Access by Tenant. To the extent possible, Landlord shall permit Tenant access for installing Tenant’s trade fixtures, cabling and wiring in portions of the Premises prior to substantial completion when it can be done without material interference with remaining work or with the maintenance of harmonious labor relations. Any such access by Tenant shall be upon all of the terms and conditions of the Lease (other than the payment of Annual Fixed Rent) and shall be at Tenant’s sole risk, and Landlord shall not be responsible for any injury to persons or damage to property resulting from such early access by Tenant unless caused by the gross negligence or willful misconduct of Landlord.

Early Access by Tenant. To the extent possible, Landlord shall permit Tenant access for installing Tenant’s trade fixtures, cabling and wiring fixtures in portions of the Premises prior to substantial completion when it can be done without material unreasonable interference with remaining work or with the maintenance of harmonious labor relations. Any such access by Tenant shall be upon all of the terms and conditions of the Lease (other than the payment of Annual Fixed RentRent and Tenant’s share of increases in Landlord’s Operating Expenses and Taxes) and shall be at Tenant’s sole risk, and Landlord shall not be responsible for any injury to persons or damage to property resulting from such early access by Tenant unless caused by the gross negligence or willful misconduct of LandlordTenant.

Early Access by Tenant. To the extent possible, Landlord shall permit Tenant access for installing Tenant’s trade fixtures, cabling equipment and wiring furnishings in portions of the Premises prior to substantial completion when it can be done without material interference with remaining work or with the maintenance of harmonious labor relations. Any such access by Tenant shall be upon all of the terms and conditions of the Lease (other than the payment of Annual Fixed Rent, Tenant’s Tax Payment or Operating Expenses Allocable to the Premises) and shall be at Tenant’s sole risk, and Landlord shall not be responsible for any injury to persons or damage to property resulting from such early access by Tenant unless caused by the gross negligence or willful misconduct of LandlordTenant.

Early Access by Tenant. To the extent possible, Landlord shall permit Tenant access for installing Tenant’s trade fixtures, cabling fixtures and wiring telecommunications systems in portions of the Premises and, to the extent permitted hereunder, portions of the Building outside of the Premises prior to substantial completion when it can be done without material interference with remaining work or with the maintenance of harmonious labor relations. Any such access by Tenant shall be upon all of the terms and conditions of the Lease (other than the payment of Annual Fixed Rent) and shall be at Tenant’s sole risk, and Landlord shall not be responsible for any injury to persons or damage to property resulting from such early access by Tenant unless caused by the gross negligence or willful misconduct of LandlordTenant.
