ELECTRICAL CERTIFICATE. 21.1 The Seller shall at the Seller's own expense furnish a certificate of compliance from an accredited person in respect of all electrical installations in the Property in accordance with the requirements of the Electrical Installation Regulations made under the Occupational, Health and Safety Act No. 85 of 1983. Such certificate shall be delivered to the Purchaser prior to the Date of Occupation. 21.2 If the accredited person reports that he is unable to issue such certificate of compliance unless certain works are undertaken to the electrical installation, the Seller shall be entitled to have the work done so that the certificate can be furnished timeously.
