Common use of Entire Taking Clause in Contracts

Entire Taking. If all of the Premises or such portions of the Building as may be required for the reasonable use of the Premises, are taken by eminent domain, this Lease shall automatically terminate as of the date title vests in the condemning authority and all Rent, Additional Rent and other payments shall be paid to that date.

If all of the Demised Premises or so much thereof as renders the remainder unusable, or all of the Building or such portions of the Building as may be required for reasonable access to or the reasonable use of the Premises, Demised Premises are taken by eminent domain, this Lease shall automatically terminate as of the date title vests in the condemning authority and all RentRents, Additional Rent Rents and other payments to be made by Tenant shall be paid to that date.
