Common use of Entry Safeguards Clause in Contracts

Entry Safeguards. The Landlord must, when entering the Premises to exercise any Landlord’s rights: 5.5.1 give the Tenant at least [three] Business Days’ prior notice (except in the case of emergency, when the Landlord must give as much notice as may be reasonably practicable); 5.5.2 observe the Tenant’s requirements (but where that includes being accompanied by the Tenant’s representative the Tenant must make that representative available); 5.5.3 observe any specific conditions to the Landlord’s entry set out in this Lease; 5.5.4 cause as little interference to the Tenant’s business as reasonably practicable; 5.5.5 cause as little physical damage as reasonably practicable; 5.5.6 repair any physical damage that the Landlord causes as soon as reasonably practicable; 5.5.7 where entering to carry out works, obtain the Tenant’s approval to the location, method of working and any other material matters relating to the preparation for, and execution of, the works; 5.5.8 remain upon the Premises for no longer than is reasonably necessary; and 5.5.9 where reasonably practicable, exercise any rights outside the normal business hours of the Premises.
