Common use of Extermination Clause in Contracts

Extermination. If Tenant's Premises becomes infested with vermin due to Tenant's use thereof, Tenant shall, at its sole cost and expense cause the Premises (and such other portions of the Building that have become infested) exterminated by such exterminators as shall be approve by Landlord and at such time(s) and to such extent as the Landlord deems necessary.
