Common use of First Month’s Rent Clause in Contracts

First Month’s Rent. Tenant shall pay one (1) month’s Fixed Rent upon the execution and delivery of this Lease. If the Rent Commencement Date is on the first day of a month, such payment shall be credited towards such month’s Fixed Rent payment. If the Rent Commencement Date is not the first day of a month, then on the Rent Commencement Date Tenant shall pay Fixed Rent for the period (the “Partial Month”) from the Rent Commencement Date through the last day of such month, and the payment made by Tenant on the date of execution and delivery of this Lease shall be credited towards Fixed Rent for the next succeeding calendar month.

First Month’s Rent. Tenant shall pay an amount equal to one (1) month’s full month of Fixed Rent (based upon the monthly Fixed Rent amount for the first Lease Year) upon the execution and delivery of this LeaseLease (“Advance Rent”). If the Rent Commencement Date is on the first (1st) day of a month, such payment the Advance Rent shall be credited towards such the first month’s Fixed Rent payment. If the Rent Commencement Date is not the first (1st) day of a month, then on the Rent Commencement Date Tenant shall pay Fixed Rent for the period (the “Partial Month”) from the Rent Commencement Date through the last day of such month, and the payment made by Tenant on the date of execution and delivery of this Lease Advance Rent shall be credited towards Fixed Rent for the next succeeding calendar month.

If the Rent Commencement Date (Block One) is on the first day of a month, such payment the Advance Rent shall be credited towards such the first month’s 's Fixed Rent payment. If the Rent Commencement Date (Block One) is not the first day of a month, then on the Rent Commencement Date (Block One) Tenant shall pay Fixed Rent for the period (the “Partial Month”) from the Rent Commencement Date (Block One) through the last day of such month, and the payment made by Tenant on the date of execution and delivery of this Lease Advance Rent shall be credited towards Fixed Rent for the next succeeding calendar month.

If the Initial Premises Rent Commencement Date is not the first day of a month, then on the Initial Premises Rent Commencement Date Tenant shall pay Fixed Rent for the period (the “Partial Month”) from the Initial Premises Rent Commencement Date through the last day of such month, and the payment made by Tenant on the date of execution and delivery of this Lease Advance Rent shall be credited towards Fixed Rent for the next succeeding calendar month.
