Premises Term Rent. (A) Landlord hereby leases and demises unto Tenant the Premises, hereinafter referred to as "Premises" within the building located at _____________, hereinafter referred to as "Building" (including land, improvements and other rights appurtenant thereto). The Premises, known and described as Suite _____, includes approximately ______________ (__,___) rentable square feet; the Premises as attached hereto and incorporated by reference herein as "Exhibit A".
(B) TO HAVE AND TO HOLD the same, together with all appurtenances, unto Tenant, for the term beginning the later of _____ _ , 20__ or the date the Colorado State Controller approves the Lease (“Commencement Date”), and ending _____ _, 20__, at and for a monthly rental (the “Monthly Rent”) for the full term as shown below:
1) 39-3-124 C.R.S., exempts real property leased by the State of Colorado from the levy and collection of property taxes. Therefore, the Adjusted Annual Rent/RSF as shown above does not include the Taxes known at the time of drafting of $__/rsf or any tax based upon real property as defined and required by Article 15; when the current year Taxes are known, the Monthly Rent payment shall be adjusted accordingly.
2) At the Commencement Date, Tenant will have on account for its benefit a rent credit in the amount of $__,___.__ pursuant to Exhibit C attached hereto and incorporated by reference herein. Such amount shall be applied against Rent, Tenant Improvements, and/or Furniture Fixtures & Equipment at the sole discretion of and request by Xxxxxx.
3) The Premises are to be used and occupied as general office space. Payment of the Monthly Rent shall be made on the first of each month during the term hereof, to Landlord at: or at such place as Landlord from time to time designates by notice as provided herein, subject to the limitations and conditions set forth in Article 11 Fiscal Funding, Article 12 Federal Funding, or Article 20 Collocation, herein.
4) If the term herein commences on a day other than the first day of a calendar month, then Tenant shall pay to Landlord the rental for the number of days that exist prior to the first day of the succeeding month and the first month of the Lease shall be the first full calendar month Tenant is in occupancy of the Premises.
Premises Term Rent. (a) Lessor hereby leases and demises unto Lessee the premises, hereinafter referred to as “Premises,” within the building located at , hereinafter referred to as “Building” (including land, improvements and other rights appurtenant thereto). The Premises, known and described as includes approximately ( ) square feet of net rentable floor area. The Premises in the Building are more specifically shown on Exhibit A attached hereto and made a part hereof.
(b) To have and to hold the same, together with all appurtenances, unto Lessee for the term beginning , and ending , at and for a rental for the full term at the annual rate(s) as shown below: ANNUALIZED TERM DATE(S) TERM RENT MONTHLY RENT SQUARE FOOT COST Rent shall be received by the first day of each month during the term hereof, through an interdepartmental transfer approved by Lessee for the benefit of Lessor, subject to the limitations and conditions of sections 15 and 18 herein to the address as noted below: If the term herein commences on a day other than the first day of a calendar month, then Lessee shall pay to Lessor the rental for the number of days that exist prior to the first day of the succeeding month, with a similar adjustment being made at the termination of this Lease.
Premises Term Rent. (A) Lessor hereby leases unto Lessee the Premises, hereinafter referred to as “Premises” within the building located at 000 Xxxxx Xxxxxx, Xxxxx, Xxxxxxxx 00000, hereinafter referred to as “Office Space”. The Premises, known and described as main floor offices and a downstairs classroom includes approximately 426 square feet up and approximately 560 square down of rentable floor area. A legal description of the Premises is attached as Exhibit A.
(B) TO HAVE AND TO HOLD the same, together with all appurtenances, unto Lessee, for the term beginning 01/01/2019, and ending 12/31/2019, at and for a monthly rental fee of $200.00 per month, receipt of which is due by the 5th day of each month.
Premises Term Rent. Landlord hereby leases to Tenant, and Tenant hereby leases from Landlord at the Fixed Rent set forth in the definition of Fixed Rent in Exhibit B:
Premises Term Rent. 1.01 The Landlord shall let and the Tenant shall take All That the Premises more particularly described and set out in the Second Schedule hereto (“the Premises") Together with the use in common with the Landlord and all others having the like right of the entrance staircases, passages landings and lavatories (if any) of the building of which the Premises form part more particularly described in the said Second Schedule ("the Building") in so far as the same are necessary for the proper use and enjoyment of the Premises (and except in so far as the Landlord may from time to time restrict such use) and together with the use in common with others of the lifts and central air-conditioning, if any, (whenever the same shall be operating) for the term and at the rent ("the Rent") and in manner more particularly described and set out in the Third Schedule hereto Subject to and with the benefit of the Deed of Mutual Covenant and the Management Agreement (if any) of the Building.
Premises Term Rent. 1.01 The Landlord shall let and the Tenant shall take All Those the Premises more particularly described and set out in the Second Schedule hereto (collectively "THE PREMISES") And Together with the right to use two car parking spaces as designated from time to time by the Landlord ("CAR PARKING SPACES") free of payment of rent (save and except the rates and management fees (if any) And Together with the use in common with the Landlord and all others having the like right of the entrance staircases passages landings and lavatories (if any) of the building of which the Premises form part more particularly described in the said Second Schedule ("THE BUILDING") in so far as the same are necessary for the proper use and enjoyment of the Premises and the Car Parking Spaces (and except in so far as the Landlord may from time to time restrict such use) and together with the use in common with others of the lifts and escalators, if any, (whenever the same shall be operating) for the term and at the rent ("THE RENT") and in manner more particularly described and set out in the Third Schedule hereto Subject to and with the benefit of the Deed of Mutual Covenant and the Management Agreement (if any) of the Building.
Premises Term Rent. (A) Lessor hereby leases unto Lessee the Premises, hereinafter referred to as “Premises” within the building and property known as the Yampa Building located at 000 Xxxxx Xxxxxx, Xxxxx, Xxxxxxxx 00000, hereinafter referred to as “Leased Space”. The Premises, known and described as a portion of the Yampa Building includes approximately 16,700 square feet of rentable floor area.
(B) TO HAVE AND TO HOLD the same, together with all appurtenances, unto Lessee, for the term beginning , 2020, for a period of five (5) years and annually thereafter, at and for an annual rental as follows: Lessee has projected rents from Lessee and future tenants to meet or exceed an annual amount of $36,000. This amount would be prorated based on the time of year that the Master Lease Agreement went into effect. Lessee’s annual rent payment would be the equivalent of $6,000 annually and payable to the Lessor in January of the year following the period for which rent is applied. Lessee’s share of the rent can be reduced based on the projected aggregate rents from the work of the Lessee in securing tenants for the Yampa Building. i.e., should Lessee build an aggregate tenant portfolio of $36,000 annually, Xxxxxx’s rent would be reduced to zero ($0). Should Lessee build an aggregate tenant portfolio of $32,000 annually, Xxxxxx’s rent would be reduced to $4,000. Lessee’s annual rent would not exceed $6,000 annually and based on performance could be reduced to zero ($0).
(C) Included as part of the monthly rental fee will be a Management Agreement as contained herein, whereby Lessee will act as on-site manager of the Yampa Building.
Premises Term Rent. 4 ARTICLE 3
Premises Term Rent. (A) The Landlord hereby leases and demises unto Tenant the Premises consisting of (i) the site including land, improvements, parking and other rights appurtenant thereto (the “Property”) as shown on Exhibit A page 1 and (ii) one building containing approximately 25,000 rentable square feet constructed as described in Exhibit A pages 2 and 3 attached hereto (the “Building”) including 80-100 parking spaces attributable to the Building. The Property and the Building are collectively called the “Premises.” Building specifications are per the building blueprints dated March 19, 2018 and the Construction Document Specifications Volumes 1 and 2 issued on March 19, 2018 (“Landlord’s Work”), and are subject to modification by mutual agreement of the parties. The Building has or is anticipated to have a street address of _ .
Premises Term Rent. (A) The Lessor hereby leases and demises unto the Lessee the Premises, hereinafter referred to as "Pre- mises" within the building located at the Otero County Courthouse, 00 Xxxx Xxxxx Xxxxxx, Xx Xxxxx, Xxxxxxxx 00000, hereinafter referred to as "Building" (including land, improvements and other rights appurtenant there- to). The Premises, known and described as the Otero County Courthouse, 00 Xxxx Xxxxx Xxxxxx, Xx Xxxxx, Xxxxxxxx 00000, includes approximately eight hundred thirty-five (835) square feet of rentable floor area; the leased premises being as shown on the plat attached hereto, made a part hereof and marked "Exhibit One."
(B) TO HAVE AND TO HOLD the same, together with all appurtenances, unto the Lessee for the term beginning September 1, 2004, and ending August 31, 2009, at and for a monthly rental for the full term as shown below: Term Dates Term Rent Monthly Rent Approx. Box 511, La Junta, Colorado 80150, or at such place as the Lessor from time to time designates by notice as provided herein, subject to the limitations and conditions set forth in article 11, Fiscal Funding and article 14, Federal Funding, herein.
