Grant of Options to Expand. (a) Provided that (i) no Event of Default, or condition as to which Tenant has received notice, which, with the passage of time would constitute an Event of Default, (unless Tenant commences to cure such condition prior to the occurrence of an Event of Default as a result thereof and diligently pursues such cure to completion), then exists, and (ii) Tenant and/or any Tenant Affiliates, shall then be in occupancy of Net Rentable Area constituting not less than seventy-five percent (75%) of the Net Rentable Area included in the Leased Premises on the date of Tenant’s Expansion Notice, Tenant shall have the option to expand the Leased Premises at the times set forth below, subject to the other provisions set forth below, by adding the following space located on floors eleven (11) through twenty-two (22) of the Building, as determined by Landlord pursuant to this Section 10.02 (collectively, the “Expansion Space”):

Grant of Options to Expand. Subject to the provisions, limitations and conditions set forth in this Addendum 2, Tenant shall have an option (each, an “Expansion Option” and collectively, Expansion Options”) to lease the premises more particularly described in Schedule 1 attached hereto and incorporated herein by this reference located on the first (1st) floor of the Building (“First Floor Expansion Space”) and the premises more particularly described in Schedule 2 attached hereto and incorporated herein by this reference located on the second (2nd) floor of the Building (“Second Floor Expansion Space”) (collectively, “Expansion Spaces”) on the terms and conditions as set forth below. Tenant shall not have the right to lease less than all of the First Floor Expansion Space or Second Floor Expansion Space.

In the event Lessee desires to exercise any option to extend granted in this Article XVIII, Lessee shall give Landlord written notice ("Notice to Extend") not less than one hundred eighty (180) days prior to the expiration of the Initial Term or the immediately preceding Extended Term, as the case may be. If Lessee fails to give Lessor any such notice, then Lessor shall give Lessee written notice that Lessor has not received Lessee's Notice to Extend. If Lessee fails to deliver to Lessor the Notice to Extend within ten (10) days thereafter, Lessee shall be deemed to have elected not to extend this Lease and the Related Leases, such option to extend and all future options to extend granted in this Article XVIII or in the Related Leases shall be null and void and of no further force or effect.
