Improvements and Alterations. 5.1 Improvements to your home by us: From time to time we carry out improvements for the long-term benefit of our properties. We will discuss these with you, as and when the situation arises. We may insist that improvements are carried out for example when they are part of a phased programme of works for the overall benefit of the neighbourhood. You must allow us to do works where we insist. (see 4.5) 5.2 Improvements to your home by you: Secure Tenancies only 5.2.1 As a secure tenant you have a right to make certain improvements to your home but only with our advance written permission. To seek written permission you must complete an application form which is available upon request. Examples of changes that need our permission are, but are not limited to: • floor surfaces other than carpet • central heating • fitting a shower or gas fire • putting up a satellite receiver dish or aerial • putting up a shed, porch, fence, conservatory, greenhouse, shed, patio, decking, aviary, pigeon loft, fishpond, pool or similar structure in your garden • building a parking space, garage, hard standing or driveway For more information please refer to the Tenants' Handbook. 5.2.2 You may also need other permission for example planning or building regulation consents and you are responsible for obtaining these. You must not make any alteration to the property which is in breach of any planning or building control regulation. 5.2.3 Any permission given by us under this agreement is in our capacity as landlord only and is not to be deemed as permission from any other Council department or in respect of any other Council function. We will give you a written decision. The letter will explain the conditions that apply to the type of work you are planning to carry out. We will not refuse permission unless there is a good reason. 5.2.4 You must not carry out improvements to your home without our prior written consent. 5.2.5 If you do carry out improvements or changes to your property or add any fixtures or fittings without our permission, or are in breach of any planning or building control regulation, we may require you to: • put back the property to its original condition and you will be responsible for arranging and paying for that: or • we may enter your property to carry out work to reinstate, and/or rectify any damage that may have been caused to the property or the building in which it stands, or adjacent property and you agree that you will pay the costs to us of us carrying out those works.

(b) You must get permission to carry out the following (or other similar) work: • floor surfaces Decorating the outside of your home • Any structural alteration, improvement, or addition to the building, including the removal or replacement of doors, the construction of door arches or the replacement of fireplaces • Any alteration to the internal layout of the property, adding partitions, removal or alteration of non-structural partitions • Any change to the fixtures and fittings or additions to the fixtures and fittings of your home including bathroom or kitchen fixtures and fittings and TV aerials, satellite dishes and antennas • Building a garage, shed or other than carpet • central heating • fitting a shower or gas fire • putting up a satellite receiver dish or aerial • putting up a shed, porch, fence, conservatory, greenhouse, shed, patio, decking, aviary, pigeon loft, fishpond, pool or similar large structure in your garden • Laying a drive and/or car parking space • Laying a patio or path or building a parking spacedecking area • Installing a shower, garage, hard standing central heating or driveway For more information gas fire • Artexing ceilings - please refer note the Artexing of walls is not allowed • Installation of any CCTV monitoring cameras or other surveillance equipment • Installation of new flooring including laminate flooring This list does not state every type of alteration you must get permission to do. If you are not sure then you must contact the Tenants' HandbookCouncil before carrying out any work.
5.2.2 (c) You may also need other permission for example planning or must obtain any necessary building regulation consents and approval or planning permission before you are responsible for obtaining thesestart work. 5.2.3 Any permission given by us under this agreement is in our capacity as landlord only and is not to be deemed as permission from any other Council department or in respect of any other Council function. 5.2.4 You must not carry out improvements to your home without our prior written consent.
5.2.5 (d) If you do carry out improvements or changes not get written permission from us for any of the above work, before you start the work, you may be required to your property or add any fixtures or fittings without our permission, or are in breach of any planning or building control regulation, we may require you to: • put back return the property to its original condition how it was before. If you do not we may carry out the work and charge you will be for it, or we may take action to end your tenancy.
(e) We are not responsible for arranging and paying for that: the repair or • we may enter your property to carry out work to reinstate, and/or rectify any damage that may have maintenance of installations fitted by you unless this has been caused to the property or the building agreed in which it stands, or adjacent property and you agree that you will pay the costs to us of us carrying out those workswriting.

This list does not state every type of alteration you must get permission to do. Please contact your Area Housing Officer before carrying out any work.
5.2.3 Any (c) You must obtain any necessary building regulation approval or planning permission given by us under this agreement is in before you start work. This includes consent from our capacity as landlord only and is not to be deemed as permission from any other Council Highways department or in respect for the construction of any other Council function. We will give you a written decision. The letter will explain the conditions that apply to the type of work you are planning to carry out. We will not refuse permission unless there is a good reasondropped kerb.
5.2.4 You must not carry out improvements to your home without our prior written consent.
