Common use of Improvements and Alterations Clause in Contracts

Improvements and Alterations. ‌ Lessee shall not construct, install, alter, or demolish and remove, any Improvements without the prior written consent of Lessor, which consent shall not be unreasonably withheld or delayed. All expenses of constructing, installing, altering, or demolishing any Improvements shall be the sole responsibility of Lessee. Lessee shall at all times comply with all Laws, including any applicable city and state building codes and fire codes. Lessee shall provide Lessor copies of all project related permits. Lessor will have the right to post notices of non-responsibility or similar notices on the Premises in order to protect the Land against any liens resulting from such work. Upon completion of the initial Improvements for the Premises Lessee shall deliver to Lessor an engineer’s certificate for the Premises and, if available, an electronic “as-built” survey of the Premises in both AutoCAD and .pdf format.
