Common use of Initial Term and Commencement Clause in Contracts

Initial Term and Commencement. The initial term of this Lease shall be the period of time specified in Item 3 of Article 1. The initial term shall commence on the Commencement Date (herein so called) set forth in Item 4 of Article 1 and, unless sooner terminated pursuant to the terms of this Lease, the initial term of this Lease shall expire, without notice to Tenant, on the Expiration Date (herein so called) set forth in Item 5 of Article 1 (as such Commencement Date and/or Expiration Date may be adjusted pursuant to Exhibit B attached hereto). Notwithstanding anything to the contrary contained herein, the Lease will expire in the last day of the last month of the Term.
