Insurance covering all of Tenant's furniture and fixtures. machinery, equipment, stock, and any other personal property owned and used in Tenant's business and found in, on, or about the Project, and any leasehold improvements to the Premises in excess of the Tenant Finish Allowance, if any, provided pursuant to the Workletter in an amount not less than the full replacement cost.
