Common use of Land Deed Clause in Contracts

Land Deed. At least one day prior to the date that is the earlier of (i) the end of the sixth year after the Agreement Date or (ii) the 30th day after Tenant has paid at least that amount calculated in Paragraph 3.2 of the Lease, Landlord shall deed to Tenant fee simple title to the Land. At the moment the deed from Landlord to Tenant is recorded in the Lincoln County Registry, this Lease shall terminate and Tenant’s leasehold interest in the Land shall merge into Tenant’s fee title in the Land.
