LANDLORD'S COVENANT FOR QUIET ENJOYMENT. The Landlord hereby covenants to perform all of the obligations of the Landlord hereunder and further covenants that if the Tenant pays the Basic Rent and Additional Rent and continuously and strictly performs all its obligations hereunder, the Tenant shall and may, subject to the terms and conditions of the Lease, peaceably possess and enjoy the Leased Premises throughout the Term without any interruption or disturbance from the Landlord or any other person or persons lawfully claiming by, from or under the Landlord.
