The Landlord shall insure the Property and Contents to their full value against loss or damage by the Insured Risks, and shall provide a copy of the insurance cover to the Tenant if requested (but not more than one copy shall be provided to each occupier). The Landlord's insurance does not cover and the Landlord is not obliged to insure the Tenant's possessions. The Tenant is advised to insure his own possessions with a reputable insurer. 8.3. In accordance with section 11 of the LTA 1985, the Landlord shall: 8.5.1. keep in repair the structure and exterior of the Property (including drains, external pipes, gutters and external windows); 8.5.2. keep in repair and proper working order the installations in the Property for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity); and 8.5.3. keep in repair and proper working order the installations in the Property for space and water heating; 8.6. The Landlord shall not be required to: 8.6.1. carry out any works or repairs for which the Tenant is liable by virtue of this agreement; or 8.6.2. keep in repair or maintain anything which the Tenant is entitled to remove from the Property. 8.7. The Landlord shall keep in repair the cooker, washing machine, tumble dryer, fridge, freezer and dishwasher (if these appliances are at the Property and provided by the Landlord) unless the lack of repair is caused by the Tenant’s failure to act in a Tenant-like manner.

11.4. The Landlord shall make good any damage caused by an Insured Risk, unless the damage was caused by the wilful actions, negligence or default of the Tenant.
8.411.5. The Landlord shall allow the Tenant quiet enjoyment of the Property without any interruption by the Landlord.

8.5.1. (a) keep in repair the structure and exterior of the Property (including drains, external pipes, gutters and external windows);
8.5.2. (b) keep in repair and proper working order the installations in the Property for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity); and
8.5.3. (c) keep in repair and proper working order the installations in the Property for space heating and water heating;heating water.
8.6. 11.6 The Landlord shall not be required to:
8.6.1. (a) carry out any works or repairs for which the Tenant is liable by virtue of this agreement; or
8.6.2. (b) keep in repair or maintain anything which the Tenant is entitled to remove from the Property.
8.7. 11.7 The Landlord shall keep in repair the cooker, microwave, xxxxxx, washing machine, tumble dryer, fridge, freezer freezer, dishwasher and dishwasher any TV (if these appliances are at the Property and provided by the Landlord) unless the lack of repair is caused by the Tenant’s failure to act in a Tenant-like manner).

LANDLORD'S COVENANTS. 8.1. 11.1 The Landlord shall provide the Tenant with suitable means of access to and egress from the Property.
8.2. The Landlord shall insure the Property and Contents to their full value against loss or damage by the Insured Risks, and shall provide a copy of the insurance cover to the Tenant if requested (but not more than one copy shall be provided to each occupier). The Landlord's insurance does not cover and the Landlord is not obliged to insure the Tenant's possessions. The Tenant is advised to insure his own possessions with a reputable insurer.
8.3. 11.2 The Landlord shall make good any damage caused by an Insured Insurable Risk, unless the damage was caused by the wilful actions, negligence or default of the Tenant.
8.411.3 To pay and keep the Tenant indemnified against the payment of all taxes rates assessments and outgoings assessed or charged on the Property (excluding Council tax for the Property whose payment is borne by the Tenant pursuant to Clause 10.5. above).
11.4 The Landlord shall allow the Tenant quiet enjoyment of the Property without any interruption by the Landlord.
8.5. 11.5 In accordance with section 11 of the LTA 1985, the Landlord shall:
8.5.1. 11.5.1 keep in repair the structure and exterior of the Property (including drains, external pipes, gutters and external windows);
8.5.2. 11.5.2 keep in repair and proper working order the installations in the Property for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity); and
8.5.3. 11.5.3 keep in repair and proper working order the installations in the Property for space heating and water heatingheating water;
8.6. 11.6 The Landlord shall keep the burglar alarm system and connecting telephone line at the Property in proper repair and working condition and to pay all costs in connection with the system including but not limited to the maintenance contract save for those costs for which the Tenant is responsible for under Clause 10.6.
11.7 The Landlord shall keep or procure the keeping and repair and proper working order of all mechanical and electrical items and all household appliances (as detailed in the Inventory and Schedule of Condition) save where the disrepair or failure of such appliance is due to the act or default of the Tenant and in the event of any such appliance requiring for whatever reason (save as aforesaid) maintenance or repair the Landlord shall forthwith after he has been notified by the Tenant arrange for such maintenance or repair to be effected so as to restore the said appliance to full and proper working order and in the event that such appliance cannot be restored to proper working order the Landlord (save as aforesaid) shall forthwith replace the said appliance with an article of a similar kind and of equal value.
11.8 The Landlord shall deliver to the Tenant the Property and Contents at the Commencement Date in a clean and tidy condition having first been professionally cleaned (including all carpets throughout) immediately prior to the Commencement Date and after completion of the Landlord’s Works referred to in Clause 13.
11.9 The Landlord shall not be required to:
8.6.1. 11.9.1 carry out any works or repairs for which the Tenant is liable by virtue of this agreementAgreement; or
8.6.2. 11.9.2 keep in repair or maintain anything which the Tenant is entitled to remove from the Property.
8.7. The Landlord shall keep in repair the cooker, washing machine, tumble dryer, fridge, freezer and dishwasher (if these appliances are at the Property and provided by the Landlord) unless the lack of repair is caused by the Tenant’s failure to act in a Tenant-like manner.
