Common use of Landlord’s Option to Terminate Clause in Contracts

Landlord’s Option to Terminate. If more than twenty percent (20%) of the Building shall be taken as aforesaid, Landlord may, by written notice to Tenant, terminate this Lease. If this Lease is terminated as provided in this Section, rent shall be paid up to the day that possession is so taken by public authority and Landlord shall make an equitable refund of any rent paid by Tenant in advance.

Landlord’s Option to Terminate. If more than twenty percent (20%) of the Building shall be taken as aforesaid, Landlord or Tenant may, by written notice to Tenantthe other party, terminate this Lease. If this Lease is terminated as provided in this Section, rent shall be paid up to the day that possession is so taken by public authority and Landlord shall make an equitable refund of any rent paid by Tenant in advance.

Landlord’s Option to Terminate. If more than twenty percent (20%) percent of the Building floor area of the building in which the Premises are located shall be taken as aforesaid, . Landlord may, by written notice to Tenanttenant, terminate this Lease. If this Lease is terminated as provided in this Sectionsubsection, rent Basic Rent and any Adjustments to Rent shall be paid up to the day that possession is so taken by public authority and Landlord shall make an equitable refund of any rent Basic Rent paid by Tenant Xxxxxx in advance.

Landlord’s Option to Terminate. If more than twenty percent (20%) of the Building square footage of the building in which the Premises are located shall be taken as aforesaid, Landlord may, by written notice to Tenant, terminate this Lease. If this Lease is terminated as provided in this Sectionsubsection, rent shall be paid up to the sooner of: (a) the day that Tenant vacates the Premises, or (b) the day that possession is so taken by public authority and Landlord shall make an equitable refund of any rent paid by Tenant in advance.

Landlord’s Option to Terminate. If more than twenty percent (20%) of the Building shall be acquired or taken as aforesaidby condemnation proceeding, Landlord may, by written notice to Tenant, terminate this Lease. If this Lease is terminated as provided in this SectionSection 15.3., rent shall be paid up to the day that possession is so taken by public authority and Landlord shall make an equitable refund of any rent paid by Tenant in advance.

Landlord’s Option to Terminate. If Notwithstanding anything to the ------------------------------ contrary, if more than twenty fifty percent (2050%) of the Building total floor area of the building in which the Premises are located shall be taken as aforesaid, Landlord may, by written notice to Tenant, terminate this Lease. If this Lease is terminated as provided in this Section, rent shall be paid up to the day that possession is so taken by public authority and Landlord shall make an equitable refund of any rent paid by Tenant in advancefor periods subsequent to such termination date.
