Common use of Landlord’s Repair and Maintenance Clause in Contracts

Landlord’s Repair and Maintenance. Landlord shall operate, maintain and, except as provided in Section 7.2 hereof, make all necessary repairs (both structural and nonstructural) to (a) the Building Systems up to the point of connection to the Premises, (b) the structural components of the Building, including the roof, and (c) the public portions of the Building, both exterior and interior, in conformance with standards applicable to first-class renovated office buildings of comparable age and quality in midtown Manhattan.

Landlord’s Repair and Maintenance. Landlord shall operate, maintain and, except as provided in Section 7.2 6.2 hereof, make all necessary repairs (both structural and nonstructural) to (ai) the Building Systems up to the point of connection to the Premises, Systems; (bii) the structural components of the Building’s structure, including the roof, roof and exterior walls; and (ciii) the public portions of the Building, both exterior and interiorCommon Areas, in conformance with standards applicable to first-class renovated office buildings of comparable age and quality in midtown ManhattanComparable Buildings.

Landlord shall operate, maintain and, except as provided in Section 7.2 6.2 hereof, make all necessary repairs (both structural and nonstructural) to (ai) the Base Building Systems up to the point of connection to the PremisesSystems, (bii) the structural components of the Building, including the roof, and (c) the public portions of the Building, both exterior and interiorCommon Areas, in conformance with standards applicable to first-class renovated office buildings Comparable Buildings, and (iii) the structural components of comparable age the Building including, but not limited to, the exterior, including exterior doors and quality in midtown Manhattanwindows, and, load bearing elements, foundations, roof and roof membrane.

Landlord’s Repair and Maintenance. Landlord shall operate, maintain and, except as provided in Section 7.2 hereof, make all necessary repairs (both structural and nonstructural) to (a) the Building Systems up to the point of connection to the Premises, (b) the structural components of the Building, including including, without limitation, the roofroof of the Building, and (c) the public portions of the Building, both exterior and interior, in conformance with standards applicable to first-class renovated office buildings of comparable age and quality in midtown Manhattan.

Landlord’s Repair and Maintenance. Landlord shall operate, maintain and, except as provided in Section 7.2 hereof, make all necessary repairs (both structural and nonstructural) to (ai) the Building Systems up to the point of connection to the PremisesSystems, (b) the structural components of the Building, including the roof, and (cii) the public portions of the Building, and (iii) the structural elements of the Building, both exterior and interior, including the roof, foundation and curtain wall (including the windows which comprise components thereof), in conformance with standards applicable to first-class renovated office buildings of comparable age and quality in midtown Manhattan.
