Common use of LANDLORD'S REPAIRS AND MAINTENANCE Clause in Contracts

LANDLORD'S REPAIRS AND MAINTENANCE. The Landlord shall: (a) Maintain the public areas, roof and exterior walls in good condition. (b) Make all structural repairs unless these repairs are made necessary by the act or neglect of the Tenant or the Tenant's employees. (c) Make necessary replacements of the plumbing, cooling, heating and electrical systems, except when made necessary by the act or neglect of the Tenant or the Tenant's employees. (d) Maintain the elevators in the Building, if any.

LANDLORD'S REPAIRS AND MAINTENANCE. The Landlord shall: (a) Maintain the public areas, foundation, exterior roof and exterior walls in good condition. (b) Make all structural repairs (as defined in Article 14(c) above) unless these repairs are made necessary by the act or neglect of the Tenant or the Tenant's employees, agents, servants, independent contractors and patrons. (c) Make necessary replacements of the plumbing, cooling, heating and electrical systems, except when made necessary by the act or neglect of the Tenant or the Tenant's employees. (d) Maintain the elevators in the Building, if any.
