LANDLORD'S RIGHT TO ENTER PREMISES. Section 12.1 Tenant agrees to permit the Landlord and its ------------- representatives, upon reasonable notice, to enter the Premises at all times during usual business hours or at any other time in case of emergency, to inspect the same and the Landlord may, but shall not be obligated to, make repairs deemed necessary or desirable by the Landlord and to perform any work in the premises deemed necessary by the Landlord to comply with any laws, ordinances, regulations or requirements of any governmental authority or the recommendations of any insurer. During the progress of any such work, the Landlord may keep and store upon the Premises all necessary materials, tools and equipment. The Landlord shall not in any event be liable for inconvenience, annoyance, disturbance, loss of business or other damage to Tenant.
