LANDLORD'S RIGHT TO INSPECT AND REPAIR. Landlord, or his agents, shall have the right to inspect any part of the Leased Premises at any reasonable time. Tenant shall make any repairs, which, in Landlord’s opinion, are necessary for the protection, preservation and maintenance of the leased premises or any part thereof. If Tenant fails to commence such repairs promptly and adequately and/or fails to proceed diligently to completion, Landlord, at its option, may make such repairs, and any expenditures made in connection with such work shall be due and payable from Tenant upon demand plus an amount equal to ten percent (10%) of such expenditures for overhead and supervision. Landlord shall give Tenant as much notice as reasonably possible.

LANDLORD'S RIGHT TO INSPECT AND REPAIR. (1) The Landlord may enter the Premises for inspection or to carry out maintenance repairs or building work at any reasonable time after giving notice to the Tenant. In an emergency the Landlord may enter at any time without giving the Tenant notice. (2) The Landlord may carry out any of the Tenant's obligations on the Tenant's behalf if the Tenant does not carry them out on time. This paragraph shall not be deemed nor construed to create an obligation on the part of Landlord to make any inspection of the Premises or to make any repairs, alterations, additions or improvements to the Premises for its safety or preservation.
