LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease or the Work Letter, Landlord shall have the right (but not the obligation), after the expiration of any grace period elsewhere under this Lease or the Work Letter expressly granted to Tenant for the performance of such duty, to perform such duty on behalf and at the expense of Tenant without further prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease, Landlord shall have the right (but not the obligation), after the expiration of any grace period elsewhere under this Lease expressly granted to Tenant for the performance of such duty, to perform such duty on behalf and at the expense of Tenant without further prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Annual Rental under this Lease and shall be due and payable upon demand by Landlord.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease or the Workletter, and such failure remains uncured after notice and any applicable grace period, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable within ten (10) days following written demand by Landlord.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. In the event that repairs required to be made by Tenant pursuant to this Lease become necessary by reason of Tenant’s failure to maintain the Demised Premises. Tenant’s Property and Leasehold Improvements in good order and condition and in compliance with all applicable laws, orders and regulations, Landlord may, but shall not be obligated to, make repairs at Tenant’s expense. Within ten (10) days after Landlord renders a xxxx for the cost of said repairs. Tenant shall reimburse Landlord.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease beyond applicable notice and cure periods, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant with prior written notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon receipt of Landlord’s invoice therefor together with reasonable back-up documentation.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES at Tenant's Expense. Notwithstanding any notice provisions contained in this Lease Agreement to the contrary, if, in the judgment of Landlord, the continuance of any default by Tenant, other than default in the payment of money, for the full notice period otherwise provided herein will jeopardize the Demised Premises, the Building, or the rights of Landlord or other tenants, Landlord may, without notice, elect to perform or cure, at the expense of Tenant, those acts in respect of which Tenant is in default and Tenant shall, within ten (10) days following receipt- of written notice of same; reimburse Landlord for all costs and expenses incurred by Landlord, together with interest thereon at the rate of eighteen percent (18%) per annum until paid in full.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease or the Workletter, Landlord shall have the right (but not the obligation) to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord and shall bear interest at the Default Rate from the date such demand to the date of payment.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. If Tenant fails timely to perform any of its duties under this Lease or the Workletter, Landlord shall have the right (but not the obligation), to perform such duty on behalf and at the expense of Tenant without prior notice to Tenant, and all sums expended or expenses incurred by Landlord in performing such duty shall be deemed to be additional Rent under this Lease and shall be due and payable upon demand by Landlord. Except where a Tenant Default has occurred and is continuing, or an emergency affecting the security or safety of the Building or persons, Landlord shall provide Tenant with fifteen (15) days written notice prior to exercising the rights in this Section 25.15.
LANDLORD’S RIGHT TO PERFORM TENANT’S DUTIES. In the event that repairs required to be made by Tenant pursuant to this Lease become necessary by reason of Tenant's failure to maintain the Premises in good order and condition and in compliance with all applicable laws, orders and regulations, and such failure constitutes a health and/or safety hazard, upon at least ten (10) days prior written notice, Landlord may, but shall not be obligated to, make such repairs at Tenant's expense. Within thirty (30) days after Landlord renders a xxxx for the reasonable costs of said repairs, Tenant shall reimburse Landlord for such reasonable costs.
