Late Charge; Interest. If any installment of Base Rent, or any Additional Charges payable by Tenant to Landlord hereunder is not paid by the due date, Tenant shall pay Landlord on demand, as an Additional Charge, (a) a late charge of five percent (5%) of the amount due and unpaid and (b) if such payment is not made within thirty (30) days of the date due, interest thereon at the Overdue Rate from such thirtieth (30th) day until the date on which such payment plus such late charge and interest is paid in full.
