Lease of Storage Space. Landlord hereby leases to Tenant and Tenant hereby leases from Landlord the use of a portion of the Storage Area as designated by Landlord or its agent(s) from time to time (such portion being hereinafter referred to as the “Premises”) which shall be of sufficient size to provide for the parking and storage space for the item hereinafter identified.

Lease of Storage Space. Effective on the Commencement Date applicable to Suite 190 for the remainder of the Lease Tenn, Tenant does hereby lease Storage Room 9 on the third floor of the Building (the "Storage Room"). Landlord's obligations under the Lease shall not apply to the Storage Room and the Storage Room is delivered and accepted by Tenant in "as is," "where is" condition and Landlord makes no representations or warranties with respect thereto. Tenant shall assume all maintenance, up keep and regulatory requirements related thereto (including permitting and inspections of the dumb waiter) at Tenant's sole cost and expense.
