Lease Terms Applicable. In the event that Tenant exercises one or more of the Options herein granted, then all of the terms and provisions of this Lease as are applicable during the initial Term shall likewise be applicable during each of the applicable Renewal Terms except that Minimum Annual Rent and Percentage Rent payable by Tenant for each Renewal Term shall be as set forth in Section 12.3 below.
