Common use of Lessee’s Maintenance Clause in Contracts

Lessee’s Maintenance. The Lessee acknowledges that at the Lease Start date the Premises and the furniture in the unit is in good order and condition and that all keys, locks, glass windows, electrical installations and other appurtenances are likewise in good order and condition. The Lessee hereby agrees and undertakes to keep and maintain the Premises and the furniture situate therein in good order and condition and in a clean, sanitary and tenantable condition during the currency of this lease and any renewal thereof and undertakes that at the termination of this lease it will return and redeliver the Premises and the furniture to the Lessor in like good order, condition, fair wear and tear only excepted. The keeping and maintenance of the Premises and the furniture in good order and condition shall be deemed to include, inter alia, maintenance and repairs where necessary to all furniture, doors, windows, electrical bulbs and connections, taps, drains, sewerage and the keeping of all sewerage free from blockage. Should it be found by the Lessee after taking occupation of the Premises that there are items of the Premises or of the furniture that are not in good order and condition, then the Lessee shall notify the Lessor of such other items within 7 (seven) days of the Lease Start date of this lease failing which such items shall be deemed to have been handed over in complete good order and condition. Should the Lessee fail to comply with the a foregoing conditions, the Lessor may on behalf of the Lessee expend any sum necessary for the maintenance etc. as referred to in this paragraph, and any amounts so spent shall be payable by the Lessee to the Lessor on demand.

Should the Lessee fail to comply with the a foregoing conditionsthis clause, the Lessor may on behalf of the Lessee expend incur any sum expense reasonably necessary for the maintenance etc. as referred to and repairs contemplated in this paragraphclause, and any amounts so spent shall be payable by the Lessee to the Lessor on demand. Non compliance with this provision may also amount to material breach of the agreement. PROPERTY LEFT BEHIND The Lessee agrees that it is his/her duty to remove all of his/her property from the Leased Premises on the same day that the Lease terminates. The Lessee will have no claim against the Lessor for any property left behind or abandoned on the Leased Premises which cannot be recovered by the Lessee. If property is left behind or abandoned by the Lessee, the Lessor is entitled to assume that the property may be regarded as abandoned by the Lessee and dispose of the property in any way it deems fit and the Lessee shall have no claim against the Lessor once the abandoned property has been disposed of.

Lessee’s Maintenance. Lessee’s Maintenance. The Lessee acknowledges that shall, at its expense, perform all -------------------- repairs and maintenance and make all replacements as are necessary to keep in good order, condition and repair, all portions of the Lease Start date interior of the Premises, including, but not limited to, interior walls, floor coverings, carpeting, finished ceilings, light fixtures, doors and entranceways, glass, windows and all plumbing, and electrical fixtures and HVAC Systems in the Premises and not used in common with other present or future lessees of the furniture in Building. Lessee further agrees that it will not cause or permit any waste or damage to the unit Premises, subject, however, to ordinary wear and tear, nor allow the accumulation of boxes, barrels, packages, wastepaper or other trash to the extent such accumulation is in good order and condition and that all keys, locks, glass windows, electrical installations and other appurtenances are likewise in good order and condition. The Lessee hereby agrees and undertakes to keep and maintain maintained within the Premises and the furniture situate therein in good order and condition and in a cleancreates an unreasonably dangerous condition. Should it be found by the Lessee after taking occupation of the Premises that there are items of the Premises or of the furniture that are not in good order and condition, then the Lessee shall notify the reimburse Lessor its out of pocket expenses incurred in effectuating such other items repair or maintenance within 7 thirty (seven30) days after receipt of the Lease Start date of this lease failing which such items shall be deemed to have been handed over in complete good order and condition.
