LESSOR'S ACCESS. 32.1 2.19.01. To permit the Lessor to remedy, performing any services required repair and make good all breaches defects and wants of Lessor, showing reparation for which the same to prospective purchasers, lenders, or lessees, taking such safety measures, erecting such scaffolding or other necessary structures, making such alterations, repairs, improvements or additions Lessee is liable hereunder of which written notice shall be given by the Lessor to the Premises Lessee and of which the Lessee shall be liable to remedy repair or to make good under the Office Building Project as Lessor may reasonably deem necessary or desirable and covenants herein contained within one calendar month after the erecting, using and maintaining giving of utilities, services, pipes and conduits through such notice.
2.19.03. Should the Premises and/or other premises as long as there is no material adverse effect to Lessee's use of the Premises. Lessor may Lessee at any time place on make default in the performance of any of the covenants herein contained for or about in relation to the Premises repair maintenance or decoration of the demised premises it shall be lawful for the Lessor or the Building Lessors agents and workmen but without prejudice to the right of re-entry herein provided to enter upon the demised premises and to remedy repair make good cleanse maintain and amend the same accordingly.
2.19.04. All expenses incurred thereby (including surveyors and other professional fees) shall be a debt due and be repaid by the Lessee to the Lessor on demand and if not so paid shall be recoverable by the Lessor as liquidated damages.
2.19.05. To permit the Lessor or the Lessors agents and workmen and (if authorised by the Lessor) the Tenants occupiers of any ordinary "For Sale" signs adjoining or neighbouring premises or their respective agents and Lessor may workmen at any time during or times on giving reasonable written notice to the last 120 days Lessee (except in cases of emergency) to enter upon the demised premises for executing repairs or alterations in respect of adjoining or neighbouring premises or for making repairing maintaining renewing connecting or cleansing any pipes, drains, channels, watercourses, sewers, wires or cables belonging to or leading to or from the same (the Lessor or person so entering making good to the Lessee all damage thereby occasioned but without compensation for any annoyance or inconvenience caused to the Lessee).
2.19.06. The carrying out by the Lesser of any repairs pursuant to the provisions of these Clauses shall not imply or be seemed to imply or impute any liability on the Lessor to carry out any repairs of any kind to the premises or to reduce or mitigate in any way whatever the liability of the term hereof place on or about the Premises any ordinary "For Lease" signs.
32.2 All activities of Lessor pursuant to this paragraph shall be without abatement of rent, nor shall Lessor have any liability to Lessee for the same.
32.3 Lessor shall have the right to retain keys carrying out all repairs to the Premises premises and to unlock which shall at all doors in or upon times remain the Premises other than to files, vaults and safes, and in the case of emergency to enter the Premises by any reasonably appropriate means, and any such entry shall not be deemed a forceable or unlawful entry or detainer liability of the Premises or an eviction. LESSOR'S ACCESS. 32.1 Lessor and Lessor's agents shall have the right to enter the Premises at reasonable times for the purpose of inspecting the same, performing any services required of Lessor, showing the same to prospective purchasers, lenders, or lessees, taking such safety measures, erecting such scaffolding or other necessary structures, making such alterations, repairs, improvements or additions to the Premises or to the Office Building Project as Lessor may reasonably deem necessary or desirable and the erecting, using and maintaining of utilities, services, pipes and conduits through the Premises and/or other premises as long as there is no material adverse effect to Lessee's use of the Premises. Lessor may at any time place on or about the Premises or the Building any ordinary "For Sale" signs and Lessor may at any time during the last 120 days of the term hereof place on or about the Premises any ordinary "For Lease" signs.

Lessee may designate certain areas of the Premises as "Secured Areas" should Lessee require such areas for the purpose of securing certain valuable property or confidential information, in which event Lessor may not enter such Secured Areas except in the case of emergency or in the event of a Lessor inspection, in which case Lessor shall provide Lessee with three (3) days prior facsimile or other written notice of the specific date and time of the Lessor inspection. During the twelve (12) month period prior to expiration of this Lease, Lessor and its agents may exhibit the Premises to prospective tenants at reasonable hours and upon reasonable prior notice to Lessee. Lessor may at any time place on or about the Premises or any other loss occasioned thereby. All locks for all of the doors in, upon and about the Premises, excluding Lessee’s vaults and safes or special security areas (designated in advance in writing by Lessee) shall at all times be keyed to the Building any ordinary "For Sale" signs master system and Lessor may shall at any time during the last 120 days all times have and retain a key with which to unlock all of the term hereof place on or about the Premises any ordinary "For Lease" signs.
32.2 All activities of Lessor pursuant to this paragraph shall be without abatement of rent, nor shall Lessor have any liability to Lessee for the same.

32.2 All activities of Lessor pursuant to this paragraph shall be without abatement of rent, nor shall Lessor have any liability to Lessee for the same.
32.3 Lessor shall have the right to retain keys to the Premises and to unlock all doors in or upon the Premises other than to files, vaults and safes, and in the case of emergency to enter the Premises by any reasonably appropriate means, and any such entry shall not be deemed a forceable or unlawful entry or detainer of the Premises or an eviction. 32.2 16.02 For each of the purposes described in Paragraph 16.01 above, ---------------- Lessor will at all times have and retain any necessary keys with which to unlock all doors in, upon and about the Premises, excluding Lessee's vaults and safes. LESSOR'S ACCESS. 32.1 Lessor and Lessor's ’s agents shall have the right to enter the Premises at reasonable times for the purpose of inspecting the same, performing any services required of Lessor, showing the same to prospective purchasers, lenders, or lessees, taking such safety measures, erecting such scaffolding or other necessary structures, making such alterations, repairs, improvements or additions to the Premises or to the Office Building Project as Lessor may reasonably deem necessary or desirable and the erecting, using using, and maintaining of utilities, services, pipes pipes, and conduits through the Premises and/or other premises as long as there is no material adverse effect to Lessee's ’s use of the Premises. Lessor may may, at any time time, place on or about the Premises or the Building any ordinary "For Sale" Sale signs and Lessor may may, at any time during the last 120 days of the term hereof hereof, place on or about the Premises any ordinary "For Lease" Lease signs.
32.2 All activities of Lessor pursuant to this paragraph shall be without abatement of rent, rent nor shall Lessor have any liability to Lessee for the same.
32.3 Lessor shall have the right to retain keys to the Premises and to unlock all doors in or upon the Premises Premises, other than to files, vaults vaults, and safes, and and, in the case of emergency emergency, to enter the Premises by any reasonably appropriate means, means and any such entry shall not be deemed a forceable forcible or unlawful entry or detainer of the Premises or an eviction. Lessee waives any charges for damages or injuries or interference with Lessee's ’s property or business in connection therewith.
