Common use of LESSOR'S REPAIRS Clause in Contracts

LESSOR'S REPAIRS. At Lessee's request or if a Default has occurred and is continuing, Lessor may, but shall not be required to, rebuild or make any repairs, replacements or renewals of any nature or description to the Project or make any expenditure whatsoever in connection with this agreement or in order to maintain the Project in the condition required by this Agreement. Lessee expressly waives the right contained in any law now or hereafter in effect to make any repairs at the expense of Lessor. If Lessor shall (in its sole discretion) advance funds with which to make such repairs, replacements, renewals or other expenditures, such sums shall be payable by Lessee as Additional Rent hereunder, pursuant to Section 3.3(c).
