Common use of Lessor’s Rights Clause in Contracts

Lessor’s Rights. a) The Lessor shall have access to the Property at all times for any purpose, including inspecting it and showing it to any prospective purchasers b) It is understood that this Lease is a limited lease and the Lessor exclusively holds all property and proprietary interests and rights in the Property, except for the rights of the farmer as specified herein. c) All changes or additions to the Property made by the Lessee with the Lessor's written consent shall become the property of the Lessor when completed and shall be paid for by the Lessee. These changes or additions shall be classified as fixtures and remain as part of the Property at the end of the Lease Term. The Lessor may demand that the Lessee remove any changes or additions at the end of the Term. d) If the Lessee leaves any personal property on the Property at the end of the Lease term the Lessor may dispose of it and charge the Lessee for the cost of disposal, or keep it as abandoned property.
