Common use of Limited Obligation to Repair Clause in Contracts

Limited Obligation to Repair. Landlord's obligation, should it elect or be obligated to repair or rebuild, shall be limited to the basic Building and the Tenant Improvements, if insurance proceeds are made available to Landlord therefor, and Tenant shall, at its expense, replace or fully repair all Tenant's Personal Property and any Alterations installed by Tenant and existing at the time of such damage or destruction.

Upon such restoration by Landlord, if insurance proceeds are made available to Landlord thereforthe Lease has not been terminated, and Tenant shallTenant, at its expense, shall replace or fully repair all Tenant's Personal Property trade fixtures, equipment, Alterations and any Alterations other improvements installed by Tenant and existing at the time of such the damage or destruction.

Tenant, at its option and expense, shall replace or fully repair all Tenant's Personal Property trade fixtures, equipment and any Alterations other improvements installed by Tenant and existing at the time of such the damage or destruction.
