Common use of Limited Obligation to Repair Clause in Contracts

Limited Obligation to Repair. Landlord's obligation, should Landlord ---------------------------- elect or be obligated to repair or rebuild, shall be limited to the Base Building Components and any Tenant Improvements (including building systems) in the Premises which are constructed and paid for by Landlord pursuant to Exhibit ------- B (other than the Above Standard Tenant Improvements).
