Maintenance and Repair Obligations. Tenant agrees that during the term of this Lease, Tenant will keep and maintain in good order, condition and repair the interior and exterior of the Premises, but in all cases excluding ordinary wear and tear and damage by fire, the elements, casualty or condemnation.
