Maintenance of Premises. University will provide Licensee with furnishings to include XL twin bed, closet/wardrobe, storage drawers, study desk, and study chair. The Licensee will have the opportunity to note the condition of the bed space during the check-in and check-out processes. Licensee agrees to give reasonable care to their living unit and its furnishings and to make payment for any damage or loss promptly upon demand by the University. Licensee shall vacate the living unit in good order and repair; normal and reasonable wear and tear are accepted. In the event Licensee fails to maintain the living unit in good order and repair, Licensee shall pay the University the reasonable costs incurred in returning the living unit to a condition of good order and repair. Public areas and community bathroom facilities which are shared by Licensees on the floor will be maintained by the custodial staff. Living areas and bathroom facilities which are located within the room or suite must be cleaned and maintained by the Licensees of the unit. The purchase of cleaning items, paper towels, and bath tissue are the responsibility of the Licensee(s) living in the unit. In buildings that have community bathrooms daily cleaning and stocking of bath tissue and paper towels are the responsibility of University Housing. In suites at University Village bathroom cleaning and stocking is done by the Licensee. UV and Konkow common lounge and kitchen area cleaning is the responsibility of the Licensee. All other communities lounge spaces are maintained by University Housing. Licensee shall make no alteration or addition to the University Housing facility, structure, and/or furnishings without the written permission of the University. Licensee agrees to be jointly responsible with other Licensees for the protection of the housing facility including furnishings and equipment. Cost for damage or loss of common area furnishings or equipment (unless assigned to specific individuals), may be divided among all members of the living community who have reasonable access to the common area. Security cameras are in various University Housing public locations for the purpose of determining person(s) responsible for property damage(s). Licensee will be financially responsible for all property damage Licensee and/or their guest(s) causes and may also be subject to student discipline.

The University will make reasonable efforts to keep the building and facilities and the bed space assigned to the Licensee in good working order. D) Licensees agree to give reasonable care to their room/apartment and ensure sanitary and safe conditions acceptable to the University. Licensees are responsible with other Licensees for the protection removal of their own trash and recycling to a centralized trash/recycling collection area in their community. Licensees agree to pay for any damages to University property willfully or negligently caused by the Licensee. Licensees are collectively responsible for paying for damages to the building and for damaged or missing furniture or equipment that occur within common areas, including the Dining Center, study rooms, and laundry rooms. If damage in common areas cannot be traced to a specific individual or group but was in substantial part caused by individuals, or groups acting from within the residential community, the Licensees of the housing facility including furnishings and equipment. Cost for damage hall or loss of common area furnishings or equipment (unless assigned to specific individuals), may be divided among all members of the living community who have reasonable access to the common area. Security cameras are in various University Housing public locations for the purpose of determining person(s) responsible for property damage(s). Licensee will be charged collectively. Licensees are financially responsible for any damage to their room and furnishings other than normal wear and tear. The University is responsible for making all property damage Licensee and/or their guest(s) causes and may also be subject repairs; Licensees are not permitted to student disciplinemake or contract for repairs.

The University is entitled to move the furniture or belongings that needs to be jointly moved for assignments or relocation reasons. Additional charges will be assessed if applicable. C) Licensee is prohibited from hanging items on sprinkler heads. D) Any notice including requests for repairs or services by Licensee (including security related matters) must be in writing to the University. The University’s compliance with or response to any verbal request regardless of the nature of the request shall not waive the requirement for notices and requests relating to security matters. Notices and request for repairs or service must be submitted online as a work order/service request directly with the Facilities department. The University will make reasonable efforts to keep the building and facilities and the bed space assigned to the Licensee in good working order. E) Licensees agree to give reasonable care to their room/apartment and ensure sanitary and safe conditions acceptable to the University. Licensees are responsible with other Licensees for the protection removal of their own trash and recycling to a centralized trash/recycling collection area in their community. Licensees are responsible for providing their own cleaning supplies to ensure the cleanliness of their unit. F) Licensees agree to pay for any damages to University property willfully or negligently caused by the Licensee. Licensees are collectively responsible for paying for damages to the building and for damaged or missing furniture or equipment that occur within common areas, including the Dining Center, study rooms, and laundry rooms. Alterations include, but are not limited to: painting, wallpaper, anchoring or installing bookshelves, installing athletic equipment, and removing safety or security equipment (i.e. door closers, fire extinguishers, or smoke detectors). Any structural addition or alteration is prohibited without written permission of the University and is subject to damage charges. Each Licensee agrees must give reasonable care to the room/suite/apartment, its furnishings, and common areas. Licensees are expected to maintain sanitary and safe conditions acceptable to the university at all times. Licensees will be responsible to pay for any damages to Student Housing facilities (including damaged or missing furniture and appliances) willfully or negligently caused by Licensee or guest(s). Any damage caused by personal appliances or misuse of the electrical system is the financial responsibility of the Licensee, including damage of any kind (fire, water, etc.) to the facility and/or other Licensees’ personal belongings. Violations of these guidelines may result in immediate license revocation. Storage: Storage of any materials on window ledges/balconies is not permitted. Balconies must be kept clear of trash and recyclables. Bikes are allowed to be jointly responsible stored on the balcony with other Licensees for the protection of the housing facility including furnishings and equipment. Cost for damage or loss of common area furnishings or equipment (unless assigned to specific individuals), may be divided among all members of the living community who have reasonable access to the common area. Security cameras are in various University Housing public locations for the purpose of determining person(s) responsible for property damage(s). Licensee will be financially responsible for all property damage Licensee and/or their guest(s) causes and may also be subject to student disciplinepermission from roommates.

If damage in common areas cannot be traced to a specific individual or group but was in substantial part caused by individuals), may be divided among all members groups, or invited guests acting from within the residential community, the Licensees of the living hall or community who have reasonable access to the common area. Licensee shall not possess or use any highly flammable material, firearm, ammunition, fireworks, explosives, weapons or any other material or instrument which, in the Universityopinion of Xxxxxxxx College authorities, poses an unreasonable risk of damage or injury. Doing so is a violation of the License Agreement and students will be referred to the college judicial system. Licensee agrees to be jointly responsible with other Licensees residents for the protection of the housing facility including apartment, its furnishings and equipment. Cost Licensees will be jointly responsible for damage or loss maintaining the common areas in good order; all of this section will apply should Licensees fail to maintain good order and repair. All Licensees of common area furnishings or equipment areas (unless assigned including but not limited to specific individuals)rooms, kitchen, living room, exterior facilities and grounds surrounding the apartment) may be divided among all members billed for common area damages, vandalism and excess cleaning.
