Common use of Maintenance, Repairs by Landlord Clause in Contracts

Maintenance, Repairs by Landlord. Landlord shall make any necessary repairs, replacements, renewals, alterations, additions, improvements and betterments (collectively, “Repairs”) to the foundations, down spouts, gutters, roof and structural repairs to the exterior of the building including permanent fixtures of the building, and the exterior and interior of all windows, doors, door frames and threshold of which the Premises forms a part and the sewer and water line servicing the Premises that are located outside the Premises. If the necessity for any of such Repairs shall be occasioned by an act or omission of Tenant, its assignees, or its respective employees, agents or contractors, Tenant agrees to make such Repairs at Tenant’s own cost and expense. Landlord shall not be required to commence any Repair until after notice from Tenant that the Repairs are necessary which notice, except in case of emergency, shall be in writing. Landlord shall use reasonable efforts to do such Repair with minimum disturbance or loss of business to Tenant as may be possible under the circumstances, but in no event shall Landlord be required to incur any additional expenses for work to be done during hours or days other than regular business hours and days. The rent hereunder shall in no way xxxxx while Repairs are being made, by reason of loss or interruption of business of Tenant, or otherwise provided that such work is diligently prosecuted to completion by Landlord.
