MAINTENANCE & REPAIR. Tenant agrees that if there is any delay in maintenance or repairs for reasons beyond Landlord's control, this shall have no effect on Tenant's obligations under this lease.

MAINTENANCE & REPAIR. 6.1 You must not cause or allow any damage to the Premises or the School. 6.2 You must advise us promptly of any damage to, or defective operation of, the Premises or any of our property (including, machinery, plant or equipment) upon the Premises. 6.3 You are responsible for the cost of repair or replacement of any of our property where such repair or replacement is due to your use or activities when using the Premises. 6.4 You must not make or cause to be made any alteration, additions or improvements to the Premises.
MAINTENANCE & REPAIR. 6.1 Two electronic interfaces are accessible in each region to place, and check the status of, trouble reports for both Resale services and UNEs. Upon request, CLEC may access these functions via the following methods:

MAINTENANCE & REPAIR. 4.1 SBC-AMERITECH shall provide maintenance and repair functions (including testing and surveillance for applicable services) for Resale Services, UNE, and number portability purchased by CLEC, and shall provide electronic Interfaces to permit CLEC to place trouble reports and receive maintenance status updates. Each Party shall make maintenance progress reports and status of repair efforts available to the other Party. 4.2 In the event SBC-AMERITECH misses a scheduled repair appointment on behalf of CLEC, SBC-AMERITECH will notify CLEC via the electronic Interface used to place the trouble report, in parity with notice provided to its own retail end users. 4.3 SBC-AMERITECH shall provide repair services to CLEC for CLEC end users that are equal in quality to that which it provides to its own retail end users. Trouble calls from CLEC shall receive response time priority that is at least equal in quality to that of SBC-AMERITECH retail end users and shall be handled on a “first come first served” basis regardless of whether the end user is a CLEC end user or a SBC-AMERITECH end user. 4.4 For Resale Services and UNEs provided to CLEC under this Agreement, SBC- AMERITECH shall provide CLEC with the same scheduled and non-scheduled maintenance, including, without limitation, required and recommended maintenance intervals and procedures that SBC-AMERITECH currently provides for the maintenance of its own network. SBC-AMERITECH shall provide CLEC at least ten (10) business days advance notice of any scheduled maintenance activity which will impact CLEC end users. Scheduled maintenance shall include, without limitation, such activities as switch software retrofits, power tests, and major equipment replacements. Nothing in this Agreement shall limit either Party’s ability to upgrade its network through the incorporation of new equipment, new software or otherwise. 4.5 For Resale Services and UNEs provided to CLEC under this Agreement, SBC- AMERITECH shall advise CLEC of non-scheduled maintenance, testing, monitoring, and surveillance activity to be performed by SBC-AMERITECH on any service, including, without limitation, any hardware, equipment, software, or system providing service functionality which may potentially impact CLEC end users. SBC-AMERITECH shall provide the maximum advance notice of such non-scheduled maintenance and testing activity possible, under the circumstances; provided, however, that SBC-AMERITECH shall provide emergency maintenance as promp...
MAINTENANCE & REPAIR. Prior to the Closing: (a) Seller shall maintain the Property in its present condition, subject to ordinary wear and tear, and shall maintain Seller's existing insurance coverages for the Property ("Seller's Property Insurance"). (b) Seller shall advise Purchaser promptly of any litigation, arbitration or administrative hearing instituted after the Effective Date which concerns or affects the Property of which Seller obtains actual knowledge. (c) Except as provided in Section 6.2 of this Agreement, Seller shall not enter into any service, maintenance, management or other agreement with respect to all or any portion of the Property without the prior written consent of Purchaser, which consent shall not be unreasonably withheld or delayed. (d) Seller shall not, without the prior written consent of Purchaser (which consent shall not be unreasonably withheld or delayed), remove any equipment forming a part of the Property except such as is replaced by Seller by an article of substantially equal suitability and value, free and clear of any lien or security interest.
MAINTENANCE & REPAIR. 7.1 AT&T-21STATE will provide CLEC with access to electronic interfaces for the purpose of reporting and monitoring trouble. 7.2 The methods and procedures for trouble reporting outlined on the AT&T CLEC Online website shall be used. 7.3 AT&T-21STATE will maintain, repair and/or replace ICA Services in accordance with the FCC requirements and applicable tariffs. 7.4 CLEC shall make available at mutually agreeable times the 251(c)(3) UNEs provided pursuant to this Agreement in order to permit AT&T-21STATE to test and make adjustments appropriate for maintaining the 251(c)(3) UNEs in satisfactory operating condition. No credit will be allowed for any interruptions involved during such testing and adjustments. 7.5 Neither CLEC nor its End Users shall rearrange, move, disconnect, remove or attempt to repair any facilities owned by AT&T-21STATE except with the prior written consent of AT&T-21STATE. 7.6 CLEC will be responsible for testing and isolating troubles on ICA Services. CLEC must test and isolate trouble to the AT&T-21STATE network before reporting the trouble to the Maintenance Center. Upon request from AT&T- 21STATE at the time of the trouble report, CLEC will be required to provide the results of the CLEC test isolating the trouble to the AT&T-21STATE network. 7.7 For all ICA Services repair requests, CLEC shall adhere to AT&T-21STATE’s prescreening guidelines prior to referring the trouble to AT&T-21STATE. 7.8 CLEC will contact the appropriate AT&T-21STATE repair centers in accordance with procedures established by AT&T-21STATE. MAINTENANCE & REPAIR. The Guest shall maintain the Property in a good and clean manner and use the premises lawfully. Guest shall leave the Property the way Guest found it at the beginning of this Agreement. If Guest has left the Property in any way that requires additional maintenance and/or repairs, Guest hereby agrees to pay for such maintenance or repairs. Additionally, Guest agrees that if there is any delay in everyday maintenance or repairs for reasons beyond Lessor's control during the term of this Agreement, this shall have no effect on Guest's obligations under this lease.
