Common use of Modification for Lender Clause in Contracts

Modification for Lender. If, in connection with obtaining construction, interim or permanent financing for the Building or Land, Landlord's lender, if any, shall request reasonable modifications to this Lease as a condition to such financing, Tenant will not unreasonably withhold or delay its consent to such modifications; provided that, such modifications do not increase the obligations of Tenant under this Lease or materially adversely affect Tenant's rights under this Lease.

If, in connection with obtaining construction, interim or permanent financing for the Building Center, Buildings or Land, Landlord's lender, if any, shall request reasonable modifications to this Lease as a condition to such financing, Tenant will not unreasonably withhold or delay its consent to such modifications; provided thatPROVIDED THAT, such modifications do not increase the obligations of Tenant under this Lease or materially adversely affect Tenant's rights under this Lease. Tenant shall be entitled to compensation for its reasonable out-of-pocket expenses (up to $500.00) regarding any such requested modification.
