The Subdivision and Easements clause governs how a property may be divided into smaller lots and how rights of use, such as easements for access or utilities, are created or managed. In practice, this clause outlines the procedures and permissions required for subdividing land, as well as the establishment or modification of easements that may benefit or burden the property, such as granting a neighbor the right to use a driveway or utility corridor. Subdivision and Easements. Landlord reserves the right to: (a) subdivide the Premises; (b) alter the boundaries of the Premises; and (c) grant easements on the Premises and dedicate for public use portions thereof; provided, however, that no such grant or dedication shall materially interfere with Tenant’s use of the Premises. Tenant hereby consents to such subdivision, boundary revision, and/or grant or dedication of easements and agrees from time to time, at Landlord’s request, to execute, acknowledge and deliver to Landlord, in accordance with Landlord’s instructions, any and all documents, instruments, maps or plats necessary to effectuate Tenant’s consent thereto.

Tenant’s use of the Premises and the Common Areas, if any, shall be subject to all covenants, conditions, easements and restrictions now or hereafter affecting or encumbering the land on which same are located. Landlord reserves the right to (a) subdivide the land on which the Building is located, (b) alter the boundaries of the land on which the Building is located, and (c) grant easements on the land on which the Building is located, and dedicate for public use portions thereof; provided, however, that no such grant or dedication shall materially interfere with Tenant’s use of the Premises or materially reduce the type or quality of services provided by Landlord under this Lease. Tenant hereby consents, and subordinates this Lease, to such subdivision, boundary revision, and/or grant or dedication of easements and agrees from time to time, at Landlord’s request, to execute, acknowledge and deliver to Landlord, in accordance with Landlord’s instructions, all documents or instruments necessary to effectuate Tenant’s consent thereto.
