Nonpayment of Annual Base Rent or Additional Rent. Tenant shall fail to pay any installment of Annual Base Rent or the Additional Rent payable under Article 5 hereof, upon the date when said payment is due; provided, however, Landlord shall furnish Tenant with written notice of such failure and permit Tenant a five (5)-day period to cure such failure.
