Payment of Basic Rent. Basic Rent shall be paid absolutely net to Lessor or its designee, so that this Lease shall yield to Lessor the full amount thereof, without setoff, deduction or reduction.
Payment of Basic Rent. Basic Rent shall be paid absolutely net to Agent Lessor, so that this Lease shall yield to Agent Lessor the full amount thereof, without setoff, deduction or reduction.
Payment of Basic Rent. From the date hereof to September 27, 1996 Lessee shall pay Basic Rent and Supplemental Rent in the aggregate for all five (5) Aircraft on the dates and in the amounts as are set forth in Table IV of Schedule C attached hereto. A pro-rata portion of each payment of Rent, based upon the amount of Basic Rent otherwise due and payable, shall be allocated to each Aircraft. On the Rent Payment Date next succeeding September 30, 1996, Basic Rent for the Aircraft shall be due and payable in monthly increments in advance for the remainder of the Term on the Rent Payment Dates as set forth in Clause 5.3 of the Lease Agreement.
Payment of Basic Rent. On the Commencement Date, and thereafter, monthly Basic Rent shall be due and payable on or before the first (1st) day of each and every calendar month during the Term, in advance, without demand, deduction or set-off as set forth in Section 1.5
Payment of Basic Rent. Basic Rent shall be paid absolutely net to the --------------------- Lessor, so that this Lease shall yield to the Lessor the full amount thereof, without setoff, deduction or reduction, whether or not the Lessee's quiet possession of the Property is disturbed, except as otherwise expressed herein and in Section 13.5(e) of the Participation Agreement.
Payment of Basic Rent. Basic Rent for each Lease Year shall be payable in equal monthly installments, in advance, without demand, notice, deduction, offset or counterclaim, on or before the first day of each and every calendar month during the Term; provided, however, that the installment of the Basic Rent payable for the first full calendar month of the Term (and, if the Commencement Date occurs on a date other than on the first day of a calendar month, Basic Rent prorated from such date until the first day of the following month) shall be due and payable on the full execution and delivery of this Lease. Tenant shall pay the Basic Rent and all Additional Rent, by good check or in lawful currency of the United States of America, to Landlord at Landlord’s Address, or to such other address or in such other manner as Landlord from time to time specifies by written notice to Tenant. Any payment made by Tenant to Landlord on account of Basic Rent may be credited by Landlord to the payment of any late charges then due and payable and to any Basic Rent or Additional Rent then past due before being credited to Basic Rent currently due.
Payment of Basic Rent. 1.1.1 Lessee will pay to Lessor Basic Rent each month throughout the Term.
1.1.2 The first instalment of Basic Rent will be due and payable on the first Basic Rent Payment Date.
1.1.3 Each subsequent instalment of Basic Rent will be due and payable on each subsequent Basic Rent Payment Date throughout the Term.
Payment of Basic Rent. Except as specifically provided for herein, the Basic Rent shall be payable without offset, abatement or other deduction to Landlord at the address set forth in Section 16, or to such other person, firm or corporation at such other address as Landlord may designate by notice in writing to Tenant.
SECTION 3.2.1. This Lease is intended to be triple net to Landlord, and Tenant shall pay to Landlord, net throughout the Initial Lease Term and any Renewal Term, the Basic Rent prescribed by Section 3.1. , free of any offset, abatement, or other deduction, except as may be expressly set forth herein. Except as may otherwise be expressly set forth herein, Landlord shall not be required to make any payment of any kind with respect to the Premises and Tenant agrees to pay as they become due and payable all costs, expenses, and obligations of every kind relating to the Premises whether usual or unusual, ordinary or extraordinary, foreseen or unforeseen, which may arise or become due following the Rent Commencement Date (the "Additional Rent"). (Basic Rent and Additional Rent are sometimes referred to collectively herein as "Rent"). Notwithstanding the foregoing, Landlord shall be responsible for making all payments due with respect to any mortgage or deed of trust secured by the Premises (the "Facility Mortgage"), Landlord's costs associated with the Adjacent Land, as provided herein, and all income taxes assessed against Landlord, and all estate, succession or inheritance taxes of Landlord.
SECTION 3.2.2. This Lease shall continue in full force and effect, and the obligations of Tenant hereunder shall not be released, discharged or otherwise affected except as specifically set forth in (i) Section 10, regarding damage to or destruction of the Premises or any part thereof, (ii) Section 11, regarding the taking of the Premises or any part thereof by condemnation, requisition or otherwise for any reason, (iii) Section 17.2, regarding curing of mortgage defaults and (iv) such other provisions of this Lease which expressly provided for any abatement or termination rights granted in favor of Tenant.
Payment of Basic Rent. The first monthly instalment of Basic Rent, or the appropriate portion calculated in accordance with Section 4.4, will be calculated as of the Rent Commencement Date and paid on the Rent Commencement Date of the Term, and subsequent instalments of Basic Rent will be paid in advance on the first day of every succeeding month during the Term.
Payment of Basic Rent. (a) Tenant agrees to pay the Basic Rent to Landlord, or as directed by Landlord, commencing on the Rent Commencement Date, without offset, abatement, deduction or demand except as set forth in this Lease. Basic Rent shall be payable in equal monthly installments, in advance, on the first day of each and every calendar month during the Term of this Lease, to Landlord at Landlord’s Address or at such other place as Landlord shall from time to time designate by notice, in lawful money of the United States. In the event that any installment of Basic Rent is not paid within twenty (20) business days of when due, Tenant shall pay, in addition to any charges under the Lease, an administrative fee equal to five (5%) percent of the overdue payment. Landlord and Tenant agree that all amounts due from Tenant under or in respect of this Lease shall be considered as rental reserved under this Lease for all purposes, including without limitation regulations promulgated pursuant to the Bankruptcy Code, and including further without limitation Section 502(b) thereof.
(b) Basic Rent for any partial month shall be pro-rated on a daily basis, and if the first day on which Tenant must pay Basic Rent shall be other than the first day of a calendar month, the first payment which Tenant shall make to Landlord shall be equal to a proportionate part of the monthly installment of Basic Rent for the partial month from the first day on which Tenant must pay Basic Rent to the last day of the month in which such day occurs.
(c) Basic Rent is full service gross rent and includes all real estate taxes, insurance, utilities, operating expenses and other costs and expenses except as herein expressly provided.
