NUISANCE AND OTHER VIOLATIONS. If the municipality or any other instrumentality or agency of the municipality or any other governing entity imposes fines or penalties on the Property or Landlord because of the Tenant’s conduct or the conduct of a guest or invitee of the Tenant, the Tenant shall pay Landlord, upon demand, the amount of such fines and/or penalties plus $100 per occurrence.   • Fees and Other Charges (a) The Borrower will pay a fee on all outstanding Letters of Credit at a per annum rate equal to the Applicable Margin then in effect with respect to Eurodollar Loans under the Revolving Facility, shared ratably among the Revolving Lenders and payable quarterly in arrears on each Fee Payment Date after the issuance date.
