Obligations of Tenant Before Lease Term Begins. Tenant shall observe and perform all of its obligations under this Lease (except its obligations to operate and to pay Fixed Minimum Rent, its pro-rata share of the Common Shopping Center Operating Costs provided for in Section 2.06 and its pro-rata share of real estate taxes as provided for in Section 2.06) from the date upon which the Leased Premises are delivered to Tenant for its work until the Commencement Date of the Lease Term in the same manner as though the Lease Term began when the Leased Premises were delivered to Tenant.
