Obligations of the Tenant. Tenant shall be obligated as follows, and shall ensure that Tenant’s household members, visitors and guests obey the following: a. Not to assign the Lease Agreement or to sublease or transfer possession of the premises. b. Not to provide accommodations for boarders or lodgers. c. To use the premises solely as a private dwelling for Tenant and Tenant’s household as identified in the Lease Agreement, and not to use or permit its use for any other purposes. With the written consent of the Landlord, obtained in advance, members of the household may engage in legal business and other activities in the dwelling Unit, where the Landlord determines that such activities are incidental to primary use of the leased Unit for residence by members of the household. d. To abide by necessary regulations issued by the Landlord for the benefit and well-being of the housing project and the tenants. Said regulations shall be posted by Landlord in the Management Office and are incorporated by reference in this Lease Agreement. All rules and regulations adopted by the Landlord shall be subject to a formal review and comment period by the residents as required by 24 CFR 966.5. e. To comply with all obligations imposed upon tenants by applicable provisions of state law and of building and housing codes materially affecting health and safety. f. To comply with the covenants, by-laws and rules and regulations of any community association in which the Tenant resides under this Lease Agreement. g. To keep the Unit, adjacent grounds and other such areas as may be assigned to Tenant’s exclusive use in a clean, orderly and safe condition ( but not to make repairs, alterations or redecoration without the Landlord’s written consent.) h. To provide reasonable care (including changing batteries) and perform interim testing of smoke detectors to assure they are in working order. i. To dispose of all garbage, rubbish, and other waste from the premises in a sanitary and safe manner. j. To use only as intended all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other devices and appurtenances including elevators. k. To refrain from destroying, defacing, damaging or removing any part of the premises or project. l. To conduct himself/herself and cause other persons who are on the premises with his/her consent (whether or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons) to conduct themselves in a manner which is legal, orderly and which will not disturb his neighbors’ peaceful enjoyment of their accommodations and will be conducive to maintaining the project in a decent, safe and sanitary condition. m. To provide that the Tenant or any member of the Tenant’s household shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on or off the premises (Drug- related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State in the Unit or on the premises. To provide that any guest or any other person under the Tenant’s control shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on the premises (Drug-related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State in the Unit or on the premises. n. To keep no dogs, cats or other animals or pets in or on the premises except with the written consent of Landlord, which will be given in accordance with Landlord’s pet policy and state and federal law, and to comply with all of Landlord’s rules concerning the keeping of any approved pet. o. To pay Landlord’s established charges for the repair of damages to the premises, project buildings, facilities or common areas (other than for normal wear and tear) that are caused by Tenant, Tenant’s household or guests, or by Tenant’s failure to report needed repairs. p. To permit the Landlord, pursuant to the provisions of Paragraph 18, to enter the premises for the purpose of performing periodic inventories and inspections, reading utility meters, routine maintenance, making improvements or repairs, or showing the premises for re-leasing. q. To promptly report to the Landlord any needed repairs to the leased premises or any unsafe conditions in the common areas and grounds which may lead to damage or injury. r. To refrain from placing fixtures, signs or fences in or about the premises without prior revocable permission of the Landlord in writing. s. To pay Landlord’s established charges charges, which shall be reasonable charges, for the repair of damages to the premises, project buildings, facilities or common areas (other than for normal wear and tear) that are caused by Tenant, Tenant’s household or guests, or by Tenant’s failure to report needed repairs.
p. o. To permit the Landlord, pursuant to the provisions of Paragraph 1817, to enter the premises for the purpose of performing periodic inventories and inspections, reading utility meters, routine maintenance, making improvements or repairs, or showing the premises for re-leasing.
q. . p To promptly report to the Landlord any needed repairs to the leased premises or any unsafe conditions in the common areas and grounds which may lead to damage or injury.

To conduct himself/herself and cause all other persons who are on the premises with his/her consent (whether guests or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons) invitees to conduct themselves in a manner which is legal, orderly and which will not disturb his neighbors’ peaceful enjoyment of their accommodations and will be conducive to maintaining the project in a decent, safe and sanitary condition.
m. l. To provide that the Tenant or any member of the Tenant’s household household, or any guest or other person under Xxxxxx’s control, shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on or off the premises (Drug- “drug-related criminal activity activity” means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State State, in the Unit or on the premises. To provide that any guest or any other person under the Tenant’s control shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on the premises (Drug-related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent except when authorized to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined do so by the laws State, as a condition of lawful employment. However, an incident or incidents of actual or threatened domestic violence, dating violence, or stalking perpetrated against a member of tenant’s household or any guest or other person under tenant’s control will not be construed as a serious or repeated violation of tenant’s lease and will not be considered good cause for terminating the tenancy or occupancy rights of the victim. The Agent may remove a household member from a lease, without regard to whether a household member is a signatory to a lease, in order to evict, remove, terminate occupancy rights, or terminate assistance to any individual who is a tenant or lawful occupant and who engages in criminal acts of physical violence against family members or others, without evicting, removing, terminating assistance to or otherwise penalizing the victim of such violence who is also a tenant or lawful occupant. The Agent retains authority, when notified, to honor court orders addressing rights of access to or control of the property, including civil protection orders issued to protect the victim and issued to address the distribution or possession of property among the household members in cases where a family breaks up. The Agent continues to maintain the right and authority to evict a tenant, including a victim of domestic violence, for any violation of the lease not premised on the act or acts of domestic violence in question against the tenant or a member of the tenant’s household, provided that the Agent does not subject such an individual who is or has been a victim of domestic violence, dating violence, or stalking to a more demanding standard than other tenants in determining whether to evict or terminate. The Agent continues to maintain the authority to terminate the tenancy of any tenant if the Agent can demonstrate an actual or imminent threat to others or those employed at or providing services to the property, if the tenant’s tenancy is not terminated. Any provisions of Federal, State or local laws that provide greater protection for victims of domestic violence, dating violence, or stalking can supersede the specific lease provisions related to protection for victims of domestic violence.
n. To keep no dogs, cats or other animals or pets in or on the premises except with the written consent of Landlord, which will be given in accordance with Landlord’s pet policy and state and federal law, and to comply with all of Landlord’s rules concerning the keeping of any approved pet. To provide that any guest or any other person under the Tenant’s control shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on near the premises (Drug-related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State State, in the Unit or on the premises.
n. m. To keep no dogs, cats or other animals or pets in or on the premises except with the written consent of Landlord, which will be given in accordance with Landlord’s pet policy related to pets set forth in the House Rules referenced above and state and federal law, and to comply with all of Landlord’s rules concerning the keeping of any approved pet.

To pay Landlord’s established charges for the repair of damages to the premises, project buildings, facilities or common areas (other than for normal wear and tear) that are caused by Tenant, TenantXxxxxx’s household or guests, or by Tenant’s failure to report needed repairsrepairs to Tenant's Unit.

Tenant also agrees to participate in the City of Killeen's recycling program by depositing all recyclable products in the appropriate outside recycling container in lieu of the household may trash dumpster.
4. Tenant agrees that it shall not engage in legal any business and or activity within the confines of the Killeen-Fort Hood Regional Airport other than those permitted herein or such other activities in the dwelling Unit, where the Landlord determines that such activities are incidental to primary use of the leased Unit for residence by members of the household.
d. To abide by necessary regulations issued by the Landlord for the benefit and well-being of the housing project and the tenants. Said regulations shall be posted by Landlord in the Management Office and are incorporated by reference in this Lease Agreement. All rules and regulations adopted by the Landlord shall be subject to a formal review and comment period by the residents as required by 24 CFR 966.5.
e. To comply with all obligations imposed upon tenants by applicable provisions of state law and of building and housing codes materially affecting health and safety.
f. To comply with the covenants, by-laws and rules and regulations of any community association in which the Tenant resides under this Lease Agreement.
g. To keep the Unit, adjacent grounds and other such areas as may be assigned expressly authorized in writing by the Airport.
5. Tenant shall operate and maintain the Leased Premises without cost to Tenant’s exclusive use the Airport and will maintain all of the included equipment, appliances and furnishings.

Tenant agrees that its employees, while performing the duties associated with the concession granted in ARTICLE II, (1) will be neatly groomed and attired in a cleandesignated company uniform, orderly and safe condition ( but not to make repairs, alterations or redecoration without (2) will have the Landlord’s written consent.)

To conduct himself/herself and cause other persons who are on the premises with his/her consent (whether or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons3) to will conduct themselves in a courteous, professional, and businesslike manner which is legal, orderly and which will not disturb his neighbors’ peaceful enjoyment of their accommodations and will be conducive while providing service to maintaining the project in a decent, safe and sanitary conditionpublic.

The foregoing notwithstanding, Tenant shall not be liable for damage caused by other lessees and other users, or their employees, representatives or invitees, and shall be liable only for its proportionate share of wear and tear in the leased premises.
8. Tenant may install appropriate aviation frequency aircraft dispatching transceiver equipment, assuring that interference to existing microwave systems, telephone systems, computers, and public address systems does not occur.
9. Tenant shall, not later than seven (7) days after the end of each month, provide the Airport with a statement reflecting the following information concerning the previous month's flights:
a. Number of landings for each day by type aircraft and type of operation (air medical mission landings identified separately).
b. Other reports as may be determined necessary by Airport.
10. Tenants shall provide the Airport the following information on the effective date of this lease and as changes in the tenants operations occur:
a. Appropriate documentation indicating FAA approved maximum landing weight for each model aircraft which will use the airport.
b. Aircraft model and FAA registration numbers of aircraft based at Killeen-Fort Hood Regional Airport.
11. Tenant shall possess on site the appropriate towing bars to provide for the towing of all aircraft models to be operated on the airport.
12. Tenant's employees shall observe and comply with all posted restrictions on parking or standing vehicles on the airport premises.
13. Tenant, or its designated station manager, is responsible to insure that every employee that has regular duty at the airport is submitted for airport credentials appropriate for that employee and that all employee data remains current. The tenant will notify the Airport’s Operations Center by telephone or other appropriate means as soon as possible following the termination or suspension of any employee, but will do so in writing no later than 24 hours after the effective time of the termination. The Tenant is further responsible for returning the employee’s credentials to the Operations Center no later than the next calendar day after the employee’s last day of employment. Any lost credentials must be reported in writing to the Airport Operations Center as soon as possible, but no later than 24 hours after the loss is discovered. Tenant is responsible for any charges or damages incurred by the use of credentials issued to its employees unless more than one business day has passed from the time the Tenant in or about provides written notification to the premises after he/she vacates Airport’s Operations Center to cancel any access these credentials allow. A monthly fee will be considered charged for active employee credentials and for lost cards as abandoned and may be disposed of as allowed by sections 5-12-130 (e) and (f) of the Residential Landlord and Tenant Ordinanceindicated in Exhibit “C”.

M. To remove or make arrangements for the prompt removal of all furniture and personal effects from the apartment unit at the time of termination of tenancy by eviction, death or any other cause. In the event that said furniture and personal effects are not removed immediately after the termination of the tenancy as aforesaid, Xxxxxx agrees that the Authority will not be responsible for the care of or loss due to failure to remove said property. If said property and personal effects are not removed by the Tenant within ten (10) days after the termination of tenancy, Tenant hereby authorizes the Authority to remove and dispose of said property in any manner which it deems reasonable and to apply the cost of said removal and disposal against the Security Deposit;
N. To conduct himself/him or herself and cause other persons who are on the premises with his/his or her consent (whether or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons) to conduct themselves in a manner which is legal, orderly and which will not disturb his neighbors’ or her neighbor’s peaceful enjoyment of their accommodations and will be conducive to maintaining the project in is a decent, safe decent and sanitary condition.;
m. O. To provide refrain from illegal or other activities which impair the physical or social environment of the project, including any activity that threatens the Tenant health, safety or right to peaceful enjoyment of public housing premises by other residents or employees of the Authority;
P. The Tenant, any member of the Tenant’s household household, or guest or other person under the Tenant’s control shall not engage in any criminal activity, including, but not limited to, including drug-related criminal activity, on or off the premises (Drug- leased public housing premises. Any criminal activities, including the drug-related criminal activity activities engaged in by a public housing Tenant, any member of the Tenant’s household, or any guest or other person under the Tenant’s control, on or near the leased premises, shall be cause of termination of tenancy pursuant to 42 U.S.C.A. 143d(1)(5). The term “drug-related criminal activity” means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, of a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons dangerous substance [as defined by the laws in Section 102 of the State in Controlled Substance Act (21 U.S.C.802)] 42 U.S.C.A.1437d (1). The Landlord must provide thirty (30) days advance written notice of termination of the Unit or on the premises. To provide that lease for any guest or any other person under the Tenant’s control shall not engage in criminal activity, including, but not limited to, including drug-related criminal activity, as required by 42 U.S.C.A.1437d (1)(3)(C). To conduct himself/herself and cause other persons who are on the premises with his/her consent (whether or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons) to conduct themselves in a manner which is legal, orderly and which will not disturb his neighbors’ peaceful enjoyment of their accommodations and will be conducive to maintaining the project in a decent, safe and sanitary condition.
m. To provide that the Tenant or any member of the Tenant’s household or guest shall not engage in criminal activityactivity that threatens the health, including, but not limited to, safety or right to peaceful enjoyment of the premises by other residents or engage in any drug-related criminal activity, on or off the premises (Drug- related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State in the Unit or on the premisespremises (except for those residents who legally possess weapons as a requirement of their employment). To provide that any guest or any other person under the Tenant’s control shall not engage in criminal activityactivity that threatens the health, includingsafety or right to peaceful enjoyment of the premises by other residents, but not limited to, or engage in any drug-related criminal activity, on the premises (Drug-related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State in the Unit or on the premisespremises (except for those residents who legally possess weapons as a requirement of their employment). However criminal activity directly relating to domestic violence, dating violence, or stalking, engaged in by a member of the tenant’s household or any guest or other person under the tenant’s control, shall not be a cause for termination of the tenancy or occupancy rights, if the tenant or immediate member of the tenant’s family is a victim of that domestic violence, dating violence, or stalking. The Agent may remove a household member from a lease, without regard to whether a household member is a signatory to a lease, in order to evict, remove, terminate occupancy rights, or terminate assistance to any individual who is a tenant or lawful occupant and who engages in criminal acts of physical violence against family members or others, without evicting, removing, terminating assistance to or otherwise penalizing the victim of such violence who is also a tenant or lawful occupant. The Agent retains authority, when notified, to honor court orders addressing rights of access to or control of the property, including civil protection orders issued to protect the victim and issued to address the distribution or possession of property among the household members in cases where a family breaks up. The Agent continues to maintain the right and authority to evict a tenant, including a victim of domestic violence, for any violation of the lease not premised on the act or acts of domestic violence in question against the tenant or a member of the tenant’s household, provided that the Agent does not subject such an individual who is or has been a victim of domestic violence, dating violence, or stalking to a more demanding standard than other tenants in determining whether to evict or terminate. The Agent continues to maintain the authority to terminate the tenancy of any tenant if the Agent can demonstrate an actual or imminent threat to others or those employed at or providing services to the property, if the tenant’s tenancy is not terminated. Any provisions of Federal, State or local laws that provide greater protection for victims of domestic violence, dating violence, or stalking can supersede the specific lease provisions related to protection for victims of domestic violence.
n. To keep no dogs, cats or other animals or pets in or on the premises except with the written consent of Landlord, which will be given in accordance with Landlord’s pet policy and state and federal law, and to comply with all of Landlord’s rules concerning the keeping of any approved pet. A copy of the Landlord’s pet policy shall be posted by Landlord in the Management Office and are incorporated by reference in this Lease Agreement.
o. To pay Landlord’s established charges charges, which shall be reasonable charges, for the repair of damages to the premises, project buildings, facilities or common areas (other than for normal wear and tear) that are caused by Tenant, Tenant’s household or guests, or by TenantXxxxxx’s failure to report needed repairs.
p. To permit the Landlord, pursuant to the provisions of Paragraph 1817, to enter the premises for the purpose of performing periodic inventories and inspections, reading utility meters, routine maintenance, making improvements or repairs, or showing the premises for re-leasing.
q. To promptly report to the Landlord any needed repairs to the leased premises or any unsafe conditions in the common areas and grounds which may lead to damage or injury.
r. To refrain from placing fixtures, signs or fences in or about the premises without prior revocable permission of the Landlord in writing.
s. To notify the Landlord of any temporary vacating from the Unit which exceeds 14 days.
t. To leave the Unit, upon vacating the premises, in a clean and safe condition (normal wear and tear excepted) and to return the keys to the Landlord. Any property left by the Tenant in or about the premises after he/she vacates will be considered as abandoned and may be disposed of as allowed by sections 5-12-130 (e) and (f) of the Residential Landlord and Tenant Ordinance.
u. To use any garage solely for automobile storage and other private residential purposes (including purposes related to any business use approved by the Landlord), and to keep the garage in a clean, orderly and safe condition.

k. To refrain from destroying, defacing, damaging or removing any part of the premises or project.

With the written consent of the Landlord, obtained in advance, members of the household may engage in legal business and other activities in the dwelling Unit, where the Landlord determines that such activities are incidental to primary use of the leased Unit for residence by members of the household.
d. To abide by necessary regulations issued by the Landlord for the benefit and well-being of the housing project and the tenants. Said regulations shall be posted by Landlord in the Management Office and are incorporated by reference in this Lease Agreement. All rules and regulations adopted by the Landlord shall be subject to a formal review and comment period by the residents as required by 24 CFR 966.5.
e. To comply with all obligations imposed upon tenants by applicable provisions of state law and of building and housing codes materially affecting health and safety.
f. To comply with the covenants, by-laws and rules and regulations of any community association in which the Tenant resides under this Lease Agreement.

To keep the Unit, adjacent grounds and other such areas as may be assigned to Tenant’s exclusive use in a clean, orderly and safe condition ( (but not to make repairs, alterations or redecoration without the Landlord’s written consentconsent or unless or until the Landlord has failed to make the necessary repair in a timely manner after notification.)
h. g. To provide reasonable care (including changing batteries) and perform interim testing of refrain from making inoperable any smoke detectors to assure they are installed in working orderthe premises.
i. h. To dispose of all garbage, rubbish, and other waste from the premises in a sanitary and safe manner.
j. i. To use only as intended all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other devices and appurtenances including elevators.
k. j. To refrain from destroying, defacing, damaging or removing any part of the premises or project.
k. To pay reasonable charges (other than for normal wear and tear) for repairs of damages to the premises, including buildings, facilities or common areas, caused by the tenant, members of the household, visitors, guests, pets, or assistant animals.
l. To conduct himself/herself and cause other persons who are on the premises with his/her consent (whether or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons) to conduct themselves in a manner which is legal, orderly and which will not disturb his neighbors’ peaceful enjoyment of their accommodations and will be conducive to maintaining the project in a decent, safe and sanitary condition.
m. To provide that the Tenant or any member of the Tenant’s household shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on or off the premises (Drug- related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State in the Unit or on the premises. To provide that any guest or any other person under the Tenant’s control shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on the premises (Drug-related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State in the Unit or on the premises.
n. To keep no dogs, cats or other animals or pets in or on the premises except with the written consent of Landlord, which will be given in accordance with Landlord’s pet policy and state and federal law, and to comply with all of Landlord’s rules concerning the keeping of any approved pet.
o. To pay Landlord’s established charges for the repair of damages to the premises, project buildings, facilities or common areas (other than for normal wear and tear) that are caused by Tenant, Tenant’s household or guests, or by Tenant’s failure to report needed repairs.
p. To permit the Landlord, pursuant to the provisions of Paragraph 18, to enter the premises for the purpose of performing periodic inventories and inspections, reading utility meters, routine maintenance, making improvements or repairs, or showing the premises for re-leasing.
q. To promptly report to the Landlord any needed repairs to the leased premises or any unsafe conditions in the common areas and grounds which may lead to damage or injury.
r. To refrain from placing fixtures, signs or fences in or about the premises without prior revocable permission of the Landlord in writing.
s. To notify the Landlord of any temporary vacating from the Unit which exceeds 14 days.
t. To leave the Unit, upon vacating the premises, in a clean and safe condition (normal wear and tear excepted) and to return the keys to the Landlord. Any property left by the Tenant in or about the premises after he/she vacates will be considered as abandoned and may be disposed of as allowed by sections 5-12-130 (e) and (f) of the Residential Landlord and Tenant Ordinance.
u. To use any garage solely for automobile storage and other private residential purposes (including purposes related to any business use approved by the Landlord), and to keep the garage in a clean, orderly and safe condition.

To use any garage solely comply on a continuing basis, as determined in Landlord's discretion, with the Screening Criteria ("Screening Criteria") defined and set forth in Sections X.B, X.C.4, X.C.5, X.C.6, X.C.7, X.E, X.F, X.G and X.H of the Tenant Selection Plan for automobile storage and other private residential purposes Xxxxxxxxx Courts (including purposes related to any business use approved by the Landlord"TSP"), and a copy of which TSP has been provided to keep Tenant as Attachment No. 5 to this Lease.
x. To comply at all times with the garage requirements of Section 16 of this Lease.
y. To refrain from smoking any substance (including, but not limited to, tobacco products) in a clean, orderly and safe conditionthe Unit or in any buildings on the premises. The No Smoking requirement is included as Attachment 6 to the Lease.

n. To keep no dogs, cats or other animals or pets in or on the premises except with the written consent of Landlord, which will be given in accordance with Landlord’s pet policy and state and federal law, and to comply with all of Landlord’s rules concerning the keeping of any approved pet.
o. To pay Landlord’s established charges for the repair of damages to the premises, project buildings, facilities or common areas (other than for normal wear and tear) that are caused by Tenant, Tenant’s household or guests, or by Tenant’s failure to report needed repairs.
p. To permit the Landlord, pursuant to the provisions of Paragraph 18, to enter the premises for the purpose of performing periodic inventories and inspections, reading utility meters, routine maintenance, making improvements or repairs, or showing the premises for re-leasing.
q. To promptly report to the Landlord any needed repairs to the leased premises or any unsafe conditions in the common areas and grounds which may lead to damage or injury.
r. To refrain from placing fixtures, signs or fences in or about the premises without prior revocable permission of the Landlord in writing.
s. To notify the Landlord of any temporary vacating from the Unit which exceeds 14 days.
t. To leave the Unit, upon vacating the premises, in a clean and safe condition (normal wear and tear excepted) and to return the keys to the Landlord. Any property left by the Tenant in or about the premises after he/she vacates will be considered as abandoned and may be disposed of as allowed by sections 5-12-130 (e) and (f) of the Residential Landlord and Tenant Ordinance.
u. To use any garage solely for automobile storage and other private residential purposes (including purposes related to any business use approved by the Landlord), and to keep the garage in a clean, orderly and safe condition.

Obligations of the Tenant. Tenant shall be obligated as follows, and shall ensure that Tenant’s household members, visitors and guests obey the following:

c. To use the premises Unit solely as a private dwelling for Tenant and TenantXxxxxx’s household as identified in the Lease Agreement, and not to use or permit its use for any other purposes. With the written consent of the Landlord, obtained in advance, members of the household may engage in legal business and other activities in the dwelling Unit, where the Landlord determines that such activities are incidental to primary use of the leased Unit for as a residence by members of the household.
d. To abide by necessary regulations the House Rules attached hereto as Attachment No. 3 ("House Rules") and other regulations, including the policy related to pets set forth in the House Rules, issued by the Landlord for the benefit and well-being of the housing project development and the tenants. Said regulations shall be posted by Landlord in the Management Office and are incorporated by reference in this Lease Agreement. All rules , and regulations adopted by shall apply to all residents of development of which the Landlord shall be subject to Unit is a formal review and comment period by the residents as required by 24 CFR 966.5part.
e. To comply with all obligations imposed upon tenants by applicable provisions of state law and of building and housing codes materially affecting health and safety.
f. To comply with the covenants, by-laws and rules and regulations of any community association in which the Tenant resides under this Lease Agreement.
g. To keep the Unit, adjacent grounds and other such areas as may be assigned to Tenant’s exclusive use in a clean, orderly and safe condition ( (but not to make repairs, alterations or redecoration without the Landlord’s written consent.)
h. g. To provide reasonable care (including changing batteries) and perform interim testing of smoke detectors to assure they are in working order; provided that Tenants who are unable to perform such tasks due to age and/or disability shall not be required to do so.
i. h. To dispose of all garbage, rubbish, and other waste from the premises in a sanitary and safe manner.
j. i. To use only as intended all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other devices and appurtenances including elevators.
k. j. To refrain from destroying, defacing, damaging or removing any part of the premises or project.
l. k. To conduct himself/herself and cause all other persons who are on the premises with his/her consent (whether guests or not such persons’ presence on the premises is then known by the Tenant or the Tenant is aware of the conduct of such persons) invitees to conduct themselves in a manner which is legal, orderly and which will not disturb his neighbors’ peaceful enjoyment of their accommodations and will be conducive to maintaining the project in a decent, safe and sanitary condition.
m. l. To provide that the Tenant or any member of the Tenant’s household household, or any guest or other person under Xxxxxx’s control, shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on or off the premises (Drug- “drug- related criminal activity activity” means the illegal manufacture, sale, distribution, use or possession with intent to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined by the laws of the State State, in the Unit or on the premises. To provide that any guest or any other person under the Tenant’s control shall not engage in criminal activity, including, but not limited to, drug-related criminal activity, on the premises (Drug-related criminal activity means the illegal manufacture, sale, distribution, use or possession with intent except when authorized to manufacture, sell, distribute, or use of, a controlled substance) and shall not display, use, or possess firearms (operable or inoperable) or other weapons as defined do so by the laws State, as a condition of lawful employment. Notwithstanding the State foregoing, the Landlord may alter these requirements related to firearms in the Unit or on the premisesits sole discretion.
n. m. w. To refrain from smoking any substance (including, but not limited to, tobacco products) in the Unit or in any buildings on the premises.
